We recently posted the first of our "year in review" posts, focused on the top sales on The Strand and nearby.
Now we'll round out the Sand Section before moving on to other areas of town in future posts.
Resales Division

401 27th (4br/6ba, 6227 sqft.) is something huge and special, exhibiting warm, understated luxury and featuring surprisingly good ocean views.
It starts with an uncommonly large, 4000 sqft. corner lot, which benefits from some gradual upslope from front to back. That favorable slope puts the third floor significantly above the 3-story homes on the west side of Alma, across the street.
The home even features an entry courtyard, along with 2-story ceilings for the main living spaces off the entry.
You just don't see much like this one in the Sand Section.
Asking $9.750M, this one came close at $9.375M in an October sale, high enough to be top dog among non-Strand homes for 2024 in the Sand Section.

129 8th (5br/4ba, 3351 sqft.) offers a near-downtown walkstreet location and a custom-rebuilt modern-style home with a guest unit.
The main living spaces up front feature 2-story ceilings. Steps go up to a loft area living space with glass flooring.
Seeking $6.950M at first, this one came in at $6.500M in February 2024, second-highest among resales away from the Strand.
New Construction Division - Full Size Lots

341 6th Street (5br/7ba, 4282 sqft.) is South End walkstreet new construction with a crowd-pleasing floorplan, which first hit the market in June 2023, asking $7.990M.
After almost $500K in cuts, they made a deal in April 2024, and 341 6th Street was sold for $7.400M in May 2024.

433 29th Street (5br/6ba, 4273 sqft.) is new construction up on the plateau, with some ocean views and a notable commitment to a large outdoor room. We found it very nice.
So did a buyer. 433 29th Street was sold for $6.200M in May 2024.
New Construction Division - Half Lot

417 31st Street (3br/4ba, 1909 sqft.) is a warm modern new construction home with ocean peeks.
417 31st Street was sold for $4.025M in September 2024, $575K below the start price.
Twin Townhomes Division

413 Bayview Drive (4br/4ba, 2702 sqft.) is a new construction townhome in a favorable rear location with a deck partly over the front unit.
That makes for some nifty views.
The first ask was $6.995M, back in Summer 2023. It took some time to find the right buyer.
413 Bayview Drive was sold for $6.000M in March 2024.
(Its companion front unit, 412 Manhattan Ave., actually sold in Oct. 2023 for $5.600M.)

300 7th Street (4br/5ba, 2680 sqft.) is the front (Highland) unit of a 2-unit townhome complex on a corner lot fairly near downtown.
The units were built in 2013, so it's pure coincidence that both resold this year.
300 7th Street was sold for $5.600M in May 2024.

304 7th Street (4br/4ba, 2540 sqft.) is a nicely done, island-style 2013 TH near downtown.
The floorplan features a very open top floor opening to a modest deck with some ocean views.

2512 Alma (4br/4ba, 2576 sqft.) is the front half of two new construction townhomes, with this "front" unit featuring ocean views.
Worth noting: This "A" unit (with the ocean views) began 20% higher than its rear "B" unit, 2513 Vista (below), and closed 22% higher.
2512 Alma was sold for $5.325M in September 2024, just $74K under asking.

2513 Vista Dr (4br/4ba, 2728 sqft.) gets some nifty views over Grand View elementary toward the Tree Section from the rear.
That's a nice break from what would be typical along Vista – just views of homes across the alley.
2513 Vista Dr was sold for $4.150M in October 2024.

412 Marine Ave (3br/4ba, 1961 sqft.) is a new construction "contemporary coastal" townhome on a central Gas Light street!
This front-unit townhome needed only a few weeks (well, 40 DOM) to find its buyer.
412 Marine Ave was sold for $3.925M in January 2024.

413 21st Place (3br/4ba, 2085 sqft.) needed 11 months to close up its deal.
413 21st Place was sold for $3.245M in October 2024, or 17% lower than the front unit (412 Marine). Location made a big difference between the units. We put its "A/B" price gap on a chart among other twin townhome sales in this post in October.
