Top Sales of 2024: Strand & Nearby

We've begun the year 2025 with an unsual amount of activity in the local market, so our blog posts are going to continue to reflect that fact.

And yet, traditionally, January/February are the time when we take a look back at the year that was.

So we'll begin that series here. And we're starting out big.

We'll be looking at the biggest sales of 2024, starting with the highest sale ever in town.

Of course, it was on The Strand.

Top Sales: Strand Division

1800 The Strand, Manhattan Beach, CA

1800 The Strand, Manhattan Beach, CA 1800 The Strand (5br/6ba, 5329 sqft.) is the new top dog for all of Manhattan Beach.

No home in any part of town has ever sold for more on the public market.

1800 The Strand was sold for $24.500M in July 2024, as we noted in a post at the time, which put it into context with other top sales.

The home is a 2000 build at the base of one of the great downtown-adjacent walkstreets.

It could be noted that this home was on its 4th listing since early 2022 when the home found its buyer in early Summer 2024.

The right buyer is out there.

3216 The Strand, Manhattan Beach,

3216 The Strand Manhattan Beach CA 3216 The Strand (5br/8ba, 7454 sqft.) is a 2013 custom modern that earned tons of superlatives.

3216 The Strand was sold for $21.000M in September 2024.

Now, there was a time when 3216 The Strand aimed a lot higher.

Look at that massive square footage: 7450+! There was an argument for the $30.000M start price way-back-when, in January 2021. (See our dazzled post, "Epic Manhattan Beach Strand Listing Starts at $30M," for a fairly complete rundown of all the home's "wow" factors.)

But $21M will do just fine, right? 

1720 The Strand, Manhattan Beach,

1720 The Strand (6br/4ba, 3504 sqft.) appears to be a land-value sale, just across the walkstreet from "top dog" 1800 The Strand.

Busy block!

1720 The Strand was sold for $14.000M in June 2024.

1508 The Strand, Manhattan Beach,

1508 The Strand (5br/6ba, 5589 sqft.) was presented to the market as a 1980s build, partly taken apart, maybe ready for a major renovation, maybe just a land-value sale.

They found a buyer quickly (for the Strand - 2 weeks) and took about $1.4M off the list price to close a sale.

1508 The Strand was sold for $12.337M in October 2024.

Strand-Adjacent Division

3208 Ocean Drive, Manhattan Beach,

 3208 Ocean Drive (3br/4ba, 2933 sqft.) is a 2015-built custom modern with views.

Oh yeah, views. Really.

The home's half lot (1353 sqft.) is on a corner with the 32nd Place alley street. The home's views benefit from lower Strand homes in front.

3208 Ocean Drive was sold off-market for $8.500M in September 2024.

116 9th Street (5br/3ba, 2474 sqft.) is a corner lot on Ocean Drive near downtown.

116 9th Street was sold for $5.100M in November 2024.

The start price was $5.950M, but the lot does have this pretty significant limitation: Because a triplex used to be located on the property, any new development must also feature 3 units.

 2800 Ocean Drive, Manhattan Beach,

 2800 Ocean Drive (3br/4ba, 2181 sqft.) is a partly built, abandoned redevelopment project in a prime location.

Why, just look up above to the high sale of a comparable type – $8.500M for a fully built home on a similar corner.

This lot size is a bit smaller, about 1200 sqft.

2800 Ocean Drive was sold for $3.200M in November 2024.
