We Love the Place, Take $11M Off

A Strand house that previously starred on a TV show has now made a different kind of splash.

It has sold for 40% under its initial asking price.

We are just not sure when we have ever seen that happen.

108 The Strand, Manhattan Beach, 108 The Strand (5br/8ba, 6910 sqft.) is a mega-modern waterfront house built in 2014.

The listing came charging out of the gates at $27.995M in January, just months after 1800 The Strand set the city home price record at $24.500M.

After 6 months, the listing cut a cool $5M to $22.995M

108 The Strand, Manhattan Beach, Soon after, the property was in escrow. You might have figured, close to the new price?

Nope.

The closed sale last week: $16.750M

That is $11.245M below the initial asking, and $6.2M below the last ask.

108 The Strand, Manhattan Beach, What may be even more remarkable is that the home price was not a great deal higher than the acquisition price more than 6 years ago.

After 7 listings (6 on the MLS) from 2016-18, 108 The Strand sold for $15.250M, in Dec. 2018.

Did it really appreciate just 10% in 6+ years?  

That's not true almost anywhere else in Manhattan Beach.

Bravo, there, buyer.

As noted, the property was featured back in the 2016-18 listing period on a popular "reality" real estate TV show. (We know, we were in it. For a second, haha!)

A purported "behind the scenes" discussion of pricing the property during the show way-back-when captured the arguments for pricing it between $18-20M at the time, but they overshot the market. (For a trip down memory lane, see this post where we quote the pricing discussion in detail and break it all down with data.)

Now you kinda wish you could see a reprise of the discussion that led to this year's $27.995M, and then the listing agent presenting $16.750M, and the seller, "over" it all, saying "yes."
