Weekend Opens (10/1-10/2/16)

By Dave Fratello | October 1st, 2016

You know who needed and deserved some Hollywood? Vin Scully.

It's almost a week now since Charlie Culberson (who?) etched his name in Dodgers history by hitting an extra-innings walkoff homer to claim the division title for the Dodgers, making Vin Scully's last home game very, very special. A Hollywood ending, you could almost say.

Yes, Vin deserved that.

Now, here in Manhattan Beach, you don't see a lot of people going Hollywood. It's a much more low-key town. If you've got it, you don't flaunt it. Any exceptions prove the rule.

108 The Strand Manhattan Beach CAWhich is a long way of getting to this point... Guess who's going Hollywood this week? The most expensive house in Manhattan Beach: 108 The Strand, now asking $19.995M.

They hired that guy from TV's "Million Dollar Listing" in the apparent hope of boosting publicity for the home, which ran 4 months on market earlier this year at essentially the same price. (Disclosure: Dave recently met "that guy" although we have no idea if Mr. Altman would remember.)

The notion of selling a high-end Manhattan Beach property via reality TV in lieu of relying on a top-tier local broker is, as far as we can tell, untested. One to watch.

Maybe more interestingly, you, John Q. Public, are invited to 108 The Strand on Sunday. [Ed: Why bury the lede, Dave?]

Come by Sunday to see how the other half (of the 0.1%) lives. You know, after hanging out for a spell at our small-town Old Hometown Fair.

Our video this week features a lot of slick, beautiful local real estate, we gotta say: Leading with the aforementioned Strand property, continuing on with a big-dollar South Sand Section beauty at 100 Morningside (not publicly open), plus 6 Laurel Square and more:

Sand Section

Tree Section

6 Laurel Manhattan Beach CA

6 Laurel Square (4br/3ba, 2375 sqft.) is the most completely remodeled/updated home in the 14-unit complex right by American Martyrs known as Laurel Square.

All of the homes are built around a common area consisting of a sports court and a pool. (Indeed, the common area is the "backyard" of all the units; all back patios look out on one another, essentially.)

This darling and inspired home stands out amid the mid-1970s originals by a lot. They've added a beach-classic/modern design, opened up the first floor a great deal and made the home feel all but new.

All 4br are upstairs, none especially large, but fine. Three share a hallway bath.

The previous high sale for this group of homes – by a lot – was 13 Laurel Square (3br/3ba, 2490 sqft.) in May 2015 at $1.698M and $682/PSF. It was nicely remodeled, though not to the same standard as 6 Laurel Sq., which begins at $1,029/PSF.

From the official description:

"Location, Location, Location! This beautiful Cape Cod home allows the owner to be close to downtown, beaches, and schools. The open breezy floor plan embraces easy entertainment and family life. The home is completely renovated both in the interior and exterior. The upstairs interior of the home features vaulted ceilings, skylights, newly remodeled bathrooms, and four spacious bedrooms. Downstairs, the kitchen and living area (complete with stunning 5 inch oak hardwood floors, stainless steel appliances, and a state of the art sound system) opens up to a redwood deck overlooking a full sized basketball court and pool. It’s the best kept secret in town!"

6 Laurel starts at $2.450M and is open Sat. and Sun. from 1-4pm.

653 27th Street Manhattan Beach CA

653 27th (4br/2ba, 1925 sqft.) offers 4br and more square footage than you might expect in a little, original cottage. But this one is still more land + a cottage rather than the cute, remodeled, expanded home you might wish for at first blush.

The layout is challenged, with bedrooms hither and thither, some baths unimproved, faux flooring standing in for what might have been hardwood, and so on. It is, as they say, an "in-betweener," one you could buy to grab the great location and work on over time, or maybe it is just a land sale in this market. More from the official description:

"In the heart of the Tree Section! Live now, build later! Enjoy Manhattan Beach living in this charming 4 Bedroom, 2 bath single level home. Located mid-block, this spacious beach house offers an open floor plan with plenty of room for indoor and outdoor living. The light and bright living room features vaulted open beamed ceilings and a cozy fireplace. The kitchen has been updated with butcher block counter tops, and includes Maytag & Frigidaire stainless steel appliances, inclusive of a range, dishwasher, microwave, and refrigerator. The spacious backyard is accessible from the family room and is perfect for dining al fresco, relaxing in the spa tub, or just hanging out; and don't miss the meditation room in the back yard! The front yard has planter boxes set up; perfect for an organic vegetable garden. Additional features include dual pane windows and separate laundry room with sink."

653 27th starts at $1.799M and is open Sat. and Sun. from 1-4pm.

575 29th Street Manhattan Beach CA

575 29th (4br/3ba, 3325 sqft.) is a large-feeling 1980s house that maintains much of that original, somewhat experimental, vibe. It's a good amount of space in an exceptionally quiet, walkable location. They haven't gone crazy on pricing, knowing that today's buyers will probably want to do some work.

More from the official description:

"Cape Cod charmer with very large rooms. Great Tree Section location – walk to beach, parks and Grandview elementary school. Wonderful floorplan with very spacious rooms. 4 large bedrooms and 3 bathrooms. Big living room with french doors, crown molding and fireplace. Formal dining room has built-in china cabinet with etched glass doors. Spacious family room with built-in entertainment center, fireplace, office nook, high ceiling and french doors opening to backyard. Remodeled kitchen with stainless appliances, pantry, granite countertops, stone floor and large built-in breakfast nook."

575 29th starts at $2.599M and is open Sun. from 2-4pm.
