Seems that Hometown Fair weekend was lighter for real estate, but now, here we go.

There's not all that much of the real estate season left, so we have a good crop of new listings vying for your attention. See them all below.

We'll have our listing at 933 28th St. in the Tree Section open on Sunday 2-4pm.

Tree Section

1801 Oak Avenue Manhattan Beach CA1801 Oak (6br/5ba, 5250 sqft.) is some kind of wonderful.

It's everything a new Tree Section home should be, with designer style, ample basement and more and more. It's basically aiming for $5M.

It's also far and away the most ambitious project ever on Oak. (See some comparative details below the description.)

Bedrooms are all well-appointed. One gets a set of sliding barn doors.

Some misc. thoughts now... Oak is a busy street this year – for sales. The high water mark was reached in March 2019 when elegant 1716 Oak (5br/6ba, 3850 sqft.) closed for $3.175M. And that was on the commercial side of Oak.

The prior 4 years saw 5 sales of $2.7M-$2.950M along Oak. No Tree Section home of any size on a standard-sized lot has ever sold for more than $4.000M.

2704 Oak2704 Oak Avenue Manhattan Beach CA (3br/3ba, 2175 sqft.) is also nearly new and on Oak, but a completely different proposition from 1801 Oak.

Here you have an expanded/remodeled original cottage. The original sold in 2017 for $1.500M and was in such poor condition, the #1 exterior photo in the listing included a giant blue dumpster, which was being gradually filled with stuff from the house.

2204 Agnes2204 Agnes Road Manhattan Beach CA (4br/4ba, 3470 sqft.) is a recognizably 1990-built Spanish that benefits from one of the best streets in the Trees.

Kitchen has been redone in a sleek, modern style. There are various updates to the home but not to every room. The master bath, for instance, appears to be fully original.

If you've never heard of 28th St. before, that's OK. There are only a few houses on this little spur off of Ardmore. It's almost a "secret street."

One reason for that feeling is probably the fact that the home features two separate living areas, one in front and one in back opening to the yard. In this size of a home, often there's only one common room.
