Weekend Opens (10/15-10/16/16)

Gas up the car if you're going out this weekend to see open houses: There are 48 of them this week, the highest total we've counted here.

1701 Oak Avenue Manhattan Beach CAOn inventory of 103 as of Saturday morning, that's quite nearly half the active listings opening their doors to people like you this weekend. It reflects the feeling sellers have that this is the time to sell this year, if you're going to.

We hope you'll stop by Dave's open house Sunday at 1701 Oak (pictured) on Sunday 2-4pm.

It's a bit improved since the Summer's brief listing, and still a compelling value west of Sepulveda at $2.300M. (Our other Tree Section listing at 2512 Pacific has gotten great reception, but is not publicly open, so please contact Dave or your agent for a showing.)

Tree Section

1701 Oak Avenue Manhattan Beach CA1701 Oak (4br/3ba, 3575 sqft.) is a large corner-lot home that's actually been improved since we listed it in June this year. The kitchen is revamped, as are countertops in the bath and wet bar downstairs.

Since this is Dave's listing, we try not to editorialize too much. Here's the official description:

"So much space for the money west of Sepulveda! This light, bright and open Cape Cod is on a corner lot with a high walkscore. Inside, the flooring is all nearly new, air conditioning is installed and custom-built media and wall cabinets in the family room give this home a distinctive feel. 1701 Oak starts at $2.300M and is open Sun. from 2-4pm.

2417 Oak Avenue Manhattan Beach CA2417 Oak (3br/3ba, 2525 sqft.) is an inspired, open, bright mid-century modern-style home. As with Dave's Oak Ave. listing, this one is on the "right" side of the street, the west side, not backing up to commercial properties. However, Marine Ave. along the north edge of the property does present another factor.

As we noted on the Ticker, this home was acquired for $1.805M in July 2014. It has been rented out since. List price now is 19% over acquisition (+$350K), which will be interesting to watch play out. From the official description:

"[A] rare find in Manhattan Beach’s desirable Tree Section. It is truly one of the most unique homes in Manhattan Beach and has been featured many times as an LA Times Hot Property. 2417 Oak starts at $2.155M and is open Sat. and Sun. from 2-4pm.

Sand Section

316 17th (5br/3ba, 1800 sqft., 2700 sqft. lot) is a duplex on one of the increasingly valuable east-of-Highland walkstreets near downtown. When it sold quite recently at $3.400M in April 2015, it was part of a wave if mid-3's land sales on 17th-20th.

A lot across the street at 313 17th (aka 312 17th Place) sold for $3.500M just before, in Dec. 2014. The same price, $3.500M, went to 333 17th St. just after, in Aug. 2015. Dave's listing at 316 18th got $3.575M in October 2015, while the highest recent sale was at 404 20th in June this year at $3.995M. (There is a full-size house on that site, although the new owners may have other plans.)

The short story here is: People are discovering the pluses of these quiet walkstreets and bidding bigger and bigger for them. More from the official description:

Many options with this A+ lot on a prime Manhattan Beach walk street that's a three minute walk away from downtown Manhattan Beach and a short stroll to the beach. 316 17th starts at $3.650M and is open Sun. from 1-4pm. 

815 Crest Drive Manhattan Beach CA815 Crest (4br/4ba, 2550 sqft.) is new construction with a view that's plenty close to downtown, without being right in the thick of it.

The front unit, 814 Highland, with bigger views but some liability for being on Highland, sold for $3.800M before completion. So they brought this one out at $3.799M, but that hasn't worked. It's newly down $204K and looking to find that one buyer they need. From the official description:

"Absolutely stunning new townhome... There are 4 bedrooms plus an elevator in over 2,500 sq feet of luxurious living space. Enjoy ocean and sunset views and take advantage of the close proximity to the vibrant and upscale shopping and dining district of Downtown Manhattan Beach. Amenities include ocean view deck with outdoor fireplace, wide-plank Oak floors, custom kitchen cabinets with Marble and stone counter tops and backsplash, central vac, 3+ car parking and more."

815 Crest starts at $3.595M and is open Sat. and Sun. from 2-4pm. 

Hill Section

860 9th Street Manhattan Beach CA860 9th (2br/1ba, 825 sqft.) is a fairly large Hill Section lot on the east side of the hill that traded, as we noted in the Ticker, for $2.350M only last September. (Here's the sold listing.)

With such a tiny - although fully adorable – house on the site, it was, and is, a land-value sale. We'll quote some of the listing description below, but it's almost too much about the joy of the little cottage. It's a plot of land with upside. From the description:

"The living room and dining area are filled with natural light and allow easy flow for entertaining. Two bright bedrooms, plus large walk in closet, and lovely white tile and marble bath round out your simple and elegant life. Good things come in small packages and this home will not disappoint! ... Not many properties come with this amount of inner beauty and gorgeous outdoor space."

860 9th starts at $2.399M and is open Sat. and Sun. from 2-4pm. 

East MB

321 CArriage Place Manhattan Beach CA321 Carriage Place (4br/4ba, 3050 sqft.) is a 1970s original that has gotten a flipper re-do.

Carriage Place is one of those blocks of MB that you may not even know exists until suddenly there's a listing to see. There are only 15 homes on the little cul-de-sac street, all apparently built at around the same time.

Here, a frumpy Tudor-inspired design has been completely transformed with all of today's tastes in mind. From the official description:

"Quiet and private, this traditional contemporary home has a warm, soft beach feel and boasts hardwood floors, crown molding, wainscoting, and exquisite finishes that highlight the home’s craftsmanship. 321 Carriage Pl starts at $2.550M and is open Sat. and Sun. from 1-4pm. 

1643 8th Street Manhattan Beach CA1643 8th (3br/2ba 1300 sqft.) is a smallish 1950s house with a big yard thanks to its full-size, 7500 sqft. lot.

Those kinds of lots have been trading in the 1.4s and 1.5s recently, so the start price right at $1.5M shouldn't be a big surprise. From the official description:

"Charming 3 bedroom house with huge yard. Living room with fireplace. Dining room off kitchen. French doors to patio and huge sunny backyard. Original hardwood floors. Live now and add-on or build later. Sold as-is."
