Calling all engineers, Type-As and kids-at-heart...

There's just one week now to plan and build your pumpkin racer for next Sunday's 25th Annual World Famous Pumpkin Race – another Manhattan Beach original.

Sand Section

3016 Highland Avenue Manhattan Beach CA3016 Highland (4br/4ba, 2300 sqft.) has extra space and surprisingly good views. (It helps to have no neighbor on one side, just a big, empty lot... currently.)

The multiple-level layout puts 2br on one level, master on another, living room on a 3rd and kitchen/dining (with the best views) on a 4th. Add the garage level and you have, effectively, a 5-level home, tall and detached from the neighboring TH. More from the official description:

Hill Section

873 9th (5br/5ba, 5100 sqft.) is new construction in the Hill Section with city views to the north and east.

Almost all living spaces are upstairs, with bedrooms downstairs, to account for the views. The oversized kitchen and large family room "wrap around" a large deck at the northeast corner, with disappearing doors that enable total flow through to that deck.

The dining area is unusually large, with a sort of extra living room area built into it.

Bedrooms are downstairs, with the master and another spare opening to the back patio and yard. A bonus media room is also downstairs, in the middle of the home – not opening to the yard.

In sum, this is a floorplan we haven't seen before, tailored to a unique lot. More from the official description:

Tree Section

3513 Oak (3br/3ba, 1775 sqft.) is one of only 4 listings on Oak out of 20 in the past 2 years that didn't sell. (To restate that, there have been 16 sales – including pending escrows – along Oak since early 2014.)

A brief listing of this property last month at $1.595M flopped and was canceled.

It's back now at $1.499M with a new agent who just sold nearby 3605 Oak (3br/2ba, 1400 sqft.) for $1.300M.

Location remains challenging, across from the hotel parking lot, near Rosecrans... but you're not going to find this much space under $1.5M west of the Highway, you're just not, unless you face up to a location issue. More from the official description:

Note: The listing description refers to the property's 4648 sqft. lot as "oversized." We don't know why, as it is the same as neighboring lots and certainly in the mainstream for Tree Section lot sizes.
