It's late October now, a great time of year for the home town team to still be playing baseball. Go Dodgers!

It's also a time when people are still working to get their homes to market before it's too late. (Is it too late? Discuss.)

416 21st Place Manhattan Beach CA416 21st Place (3br/4ba, 1955 sqft.) is Dave's listing in a central part of the Sand Section, with ocean views and great walkability to beach, town and school.

The list price of $1.999M gives it one of the lowest prices by the square foot in the Sand Section, and it's certainly the closest to the beach for less than $2M. (In fact, only one property in the whole Sand Section is asking less.)

Comps among recent resale townhomes range from $2.040M-$2.275M, and not all had the kinds of views or updates of 416 21st Place.

You may look at it and wonder, isn't that the house that just sold? No - on a very similar corner 3 blocks away, 772 26th (5br/7ba, 5935 sqft.) just sold for $6.525M. That one was a custom 2015 house with a ton of loving, custom details.

2921 Laurel Avenue Manhattan Beach CABy comparison, this home's newer with and extra bedroom, but comparatively much simpler. (It's a spec house.) That's not to take anything away from it. This home checks all the boxes for what new homes are expected to have, including, of course, a vast basement/media room and a backyard that could, possibly, host a pool.
