Weekend Opens (10/20-10/21/18)

By Dave Fratello | October 20th, 2018

It's late October now, a great time of year for the home town team to still be playing baseball. Go Dodgers!

It's also a time when people are still working to get their homes to market before it's too late. (Is it too late? Discuss.)

For you, wanting to see more real estate, this is a great opportunity.

Our video this week features three Sand Section moderns, two of which are new and you can see this weekend at open houses (217 1st and 300 25th). There's new construction in the Tree Section (2921 Laurel), plus a remodel under $2M (3616 Laurel), and a vast East Manhattan Beach family house (1520 Gates).

If you missed last week's open house at Dave's listing at 848 12th Court, we're sorry we missed you, and that you missed the house. We got multiple offers and it's in escrow quickly. (Got something to sell? We'd love to help. Just email Dave!)

Our video leads with a terrific modern remodel with big views at 120 5th (asking $9.975M, and not publicly open, but ask Dave for a tour). All the listings referenced above are featured, too:

Some email subscribers and mobile users will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

416 21st Place Manhattan Beach CA416 21st Place (3br/4ba, 1955 sqft.) is Dave's listing in a central part of the Sand Section, with ocean views and great walkability to beach, town and school.

The list price of $1.999M gives it one of the lowest prices by the square foot in the Sand Section, and it's certainly the closest to the beach for less than $2M. (In fact, only one property in the whole Sand Section is asking less.)

Comps among recent resale townhomes range from $2.040M-$2.275M, and not all had the kinds of views or updates of 416 21st Place.
