Weekend Opens (10/21-10/22/17)

They really did it!

Not sure how long you've been waiting for the Dodgers to get back to the World Series. (Maybe you're more the hockey type?) But for the rest of us, this is yuuuuuuuuge, long overdue.

It's just great that it's being done by a Blue Crew that lacks selfishness or any one big star whose play dictates the team's fortunes. This is the way to win, and it's about time.

Whatever else is going on in your world, it's just great to see LA back.

A bit more locally, you might want to begin to plan ahead for next weekend's World Famous Pumpkin Race at the MB Pier. You've got a few days/nights of engineering ahead of you if you're going to try to beat all the other pun'kins down the hill.

Sand Section

552 3rd Street Manhattan Beach CA552 3rd (3br/3ba, 2095 sqft.) is a super charming South End cottage with a very open first floor and 3br all upstairs.

Sure, it's very undersized for what could be built on a full lot in the Sand Section these days. And some of the quirks of past remodels remain. You could very well love the high-arched hallway upstairs with tons of windows/skylights letting light into the bedrooms via high windows. It's not a negative, it's just not common. 

The master bath is nicely modernized. Downstairs, what had once been a small, closed-off galley kitchen has been opened up into the living space and fully updated. This is a huge upgrade over how the home showed 5 years ago when the current owners bought it. 

552 3rd Street Manhattan Beach CAWith a list of $3.125M, this beaut may be starting out of range for some who'd like to jump at it.

It's also a bit higher than a recent sale nearby that could be seen as a comp: 520 2nd (4br/3ba, 2500 sqft.), a 1980s Spanish with updates and larger home on a slightly larger lot (3000 sqft.) somewhat further west off of Valley. 520 2nd began in Sept. 2016 at $3.475M and gradually wound down to a sale at $2.830M two months ago.

Tree Section

2700 Pacific2700 Pacific Avenue Manhattan Beach CA (4br/4ba, 3115 sqft.) is an early 90s Mediterranean on a corner lot.

The kitchen and main living spaces are pulled to the back, away from Pacific, opening to a nice covered "outdoor room" and with some additional outdoor patio space, all paved with stone.

The listing describes it as "traditional," and you can see that the home could benefit from a round of updates to the baths, in particular.

2700 Pacific Avenue Manhattan Beach CAThat makes 2700 Pacific just like a lot of its competition (6 other comparable homes in the Trees under $2.600M). Fine now, with its pros and cons, could be improved.

East MB

1555 8th 1555 8th Street Manhattan Beach CA(5br/6ba, 3600 sqft.) is a late 90s Spanish with a few pleasant surprises to its floorplan and orientation on its 7500 sqft. lot.

While the home does feature a kitchen and family room in back by the yard, in this layout, those rooms open to an ample side yard/patio on the sunny west side, instead of directly to the back. An additional, large grassy area is on the rear part of the lot. (The listing suggests it could be a pool space, and we'd agree.) It's a nice setup.

1555 8th Street Manhattan Beach CAA couple other bonuses to the original design: Two small offices are part of the floorplan, both at the front of the house, one being part of the way upstairs. And the guest bedroom downstairs is fully tucked out of the flow, giving it privacy, although its bath is not attached.

It's a pleasant, custom house, about which we said 5 years ago in our last review: "About the only surprise to the downside is the master's two smallish, separate walk-in (step-in?) closets."

1555 8th begins at $2.799M and is open Sun. 2-4pm.

1653 2nd 1653 2nd Street Manhattan Beach CA(5br/5ba, 4175 sqft.) is a 2005 build with Spanish inspirations but some dated features, notably the red cherry wood flooring - pretty at the time, not in today.

There's a very large great room in back and a yard that's partly paved w/ built-ins and faux grass. A bonus of the downstairs floorplan is the large den/family room located up at the front of the house along the entry. 

1653 2nd Street Manhattan Beach CAWe'd hope to see a bit of a refresher that might brighten the home in a few areas. More from the official description:

"Beautiful Santa Barbara mission style home ... great curb appeal with manicured new landscaping, turf grass in backyard, and custom stone hardscaping. Home features a large L-shaped BBQ island in the back patio with a built-in smoker (newer) and 48-in grill (4 burners, a searer, & rotisserie), 4 fireplaces (2 electric, 2 wood-burning). 9 Westport Manhattan Beach CA9 Westport (3br/2ba, 2050 sqft.) is a very private single-story SFR in the Village on a quiet cul-de-sac. It may be undersized against most of the other "estate homes" in the Village, but it's a nice alternative to a townhome for those looking behind the gates.

The home has some updates since its 1983 build, and the upgrades are nice: stone flooring in some areas, glossy dark walnut flooring in others, nice tile in the baths.

9 Westport Manhattan Beach CAThe next owner may well go to town with a thorough modernization, but the home's pleasant as it stands.

The stated large lot size (over 8,000 sqft.) may seem a bit off, but that's simply because much of that lot is made up of a hillside rising up behind the back patio. (Lot sizes always look bigger when there's a hill eating up a bunch of it.) However, these owners did something darling and built a couple of stairways into the hill to make the hill accessible for gardening. What's more, the nicely planted hillside is visible from the master tub & shower. Cute.

1761 11th1761 11th Street Manhattan Beach CA (3br/2ba, 1300 sqft.) is pitched as a lot sale, pretty much. From the description:

"Corner Lot - Builder/Fixer - offers opportunity in this great sought after Mira Costa section of Manhattan Beach. Flat lot, Close to Manhattan Beach Schools, Polliwog Park, Tennis Courts, Restaurants, and Beautiful Pacific Ocean. Three Bedroom, Two Bathrooms ( 1 Full Bath, 1 3/4 Bath). The House is Sold 'As Is in it's [sic] Present Physical Condition, no warranties implied or expressed, no termite report or work, no home warranty. This is a Trust sale and no court confirmation required."

1761 11th begins at $1.349M and is open Sat. 2-5pm.
