Weekend Opens (10/22-10/23/16)

It's been years and years now since the World Famous Pumpkin Race moved from East Manhattan obscurity to downtown MB and sparked something like a nationwide (well, worldwide, right?) phenomenon.

And MBC was there way-back-when, cheering for the first-ever downtown races in October 2007. (See "A New, Unique MB Event.") We were there in 2009 after the city cut off funding and threatened the downtown event's future, cheering as the races morphed into a charitable event and became a fixture. Heck, the pumpkins were running long before the now-far-bigger Friendship Walk began to take over downtown the same Sunday each year.

This year, our sister site DigMB.com shared the news that the pumpkin race now features an autism advocacy angle, aiming to "Make Autism Work in the South Bay" and raising funds for MBUSD CHOICE, which helps neurodiverse young adults.

Yep, Marge, the races are all growed up and doing good in the world. What a great trajectory.

Speaking of trajectories, if you're racing this Sunday, here's the #1 hint about building your pumpkin: Straight axles. The "fastest" pumpkins each year aren't the biggest, or the smallest, or the most aerodynamically enhanced - they're the ones that (a) go the straightest and (b) are the luckiest, by not getting slammed into by some rogue racer that was actually engineered by the kid launching it, instead of a hyper-competitive parent. Good luck, racers!

Location should mean a discount here. It's close to MB Blvd. and adjoins a (quiet) commercial parking lot and building. The home also would benefit from a bona fide round of updates. But here's a way in to MB west of Sepulveda for under $1.5M, which is definitely rare. From the official description:

1701 Oak Avenue Manhattan Beach CA1701 Oak (4br/3ba, 3575 sqft.) is a large corner-lot home that's actually been improved since we listed it in June this year. The kitchen is revamped, as are countertops in the bath and wet bar downstairs.

Since this is Dave's listing, we try not to editorialize too much. Here's the official description:

Sand Section

413 9th Street Manhattan Beach CA413 9th (6br/5ba, 3600 sqft.) is part of what seems to be a minor flood of new listings (on and, especially, off-market) in the treasured family walkstreets east of Highland.

Oh there's hot debate over which walkstreet is "best," but 9th definitely gets a shot at the title. It's almost completely flat, close to town and low-traffic except for neighbors. Those in the know will say it's "too far from the school," while some fuddy-duddies may say there are "too many kids" – meaning too much bustle and too many toys for the quiet enjoyment of the street. (We disagree that either is a negative, in truth.)

The home here is a designer total remodel of an older home. Hard to see from the exterior photo, but it's actually a 3-story. Finishes are mostly very nice. Because it's a remodel, the floorplan isn't perfect, but it works. More from the official description:

316 31st Street Manhattan Beach CA316 31st (2br/3ba, 1325 sqft.) is a crisp half-lot house with a modern aesthetic. There are some views from the front corner.

One large bedroom or den is downstairs, while another is just off the kitchen. More from the official description:

3513 Crest Drive Manhattan Beach CA3513 Crest (3br/3ba 1690 sqft.) is a North End duplex with some big views. From the official description:

 468 36th Place 2 Manhattan Beach CA468 36th Pl (3br/4ba, 1900 sqft.) is actually a recent re-list, but since it's another North End Sand Section listing, we thought to include it here. From the description:

East MB

1012 N Rowell Avenue Manhattan Beach CA1012 Rowell (3br/2ba, 1825 sqft.) is totally original, and they're already making a point of saying that this will be an as-is sale. So be it. The original 1950s floorplan actually features a very attractive space with its open kitchen/great room combo. There's a spacious front yard and back patio/yard.

The home is all potential for the would-be remodeler. Plenty to work with, plenty to do. Location is across from a church and school. From the official description:
