Weekend Opens (10/26-10/27/19)

What's that, you can't make it to this weekend's live performances of "The Nightmare Before Christmas" at the Hollywood Bowl?

That's an epic event featuring a still-sprightly Danny Elfman that everyone should see at least once.

But stay local. Stay home. Manhattan Beach has its own "Nightmare" tradition, right in the Tree Section at the corner of 19th/Palm Ave.

This year is the 10th year of "The Nightmare Before Christmas on Palm Ave.," and they've added features and a second show. Come by any day thru Halloween for the 6:30 or 7:30 "traditional" shows, or at 7:00pm for the new show, which features more rock/dance music. Then, plan to go see Danny/Jack Skellington next year.

One obvious comp for this home is a sale from a couple of years ago, nearby, at 552 3rd (3br/2ba, 2100 sqft.), also an original cottage that had a second floor added, and was modernized. It closed for $2.900M in Dec. '17.

534 Marine534 Marine Avenue Manhattan Beach CA (3br/2ba, 1400 sqft.) has a super classic feel, but realistically feels like a 1br home plus separate guest/rental unit. The second bedroom in the front home is quite tiny.

Kitchen is smallish and off to one corner, but there's a dining area in front.

The start price of $1.899M seems designed for immediate action, with comps on the same block considerably higher. Heck, just about 3 doors up the block at 528 Marine, a cottage sold for $2.150M in February this year.
