Weekend Opens (10/27-10/28/18)

By Dave Fratello | October 27th, 2018

Walk 'n' Roll.

That's this Sunday in Manhattan Beach, with the huge fundraising Pier to Pier Friendship Walk and the 28th Annual Pumpkin Race both occurring downtown near the pier.

There are now venerable traditions. You almost can't remember what life was like without them.

The Friendship Walk is the newer tradition, now in its 9th year, and looking likely to exceed last year's total of $1.8M raised for schools and many other good causes.

The Pumpkin Races... crazy and competitive as ever, they're now more of a city project. The original sponsors, who sprouted the mad idea of rolling pumpkins down a hill nearly 3 decades ago, have turned their idea into a national charity that promotes 250+ pumpkin races around the USA each year, and uses some proceeds for good causes. Local boys make good!

If you or the kids can't manage the walk or the pumpkin engineering, there's at least some downtown trick-or-treating to be had from 11am-5pm, or "while supplies last." See more on the downtown events in this new DigMB post.

As to real estate, the pace of new listings is slowing, as expected, but we do have 4 new listings to review below, including a super new modern at 468 30th. Also in the video: 2805 Poinsettia and 1220 9th. See below:

Sand Section

468 30th Street Manhattan Beach CA468 30th (5br/6ba, 4275 sqft.) is a brand new modern on the plateau (aka "the flats") that's inspired and unique.

It's easy to love the high ceilings on every level, bright living spaces and the full-sized outdoor room just off the kitchen on the top floor.

To account for a slight rise in the lot from front to back, the home was built with some split levels, but this really works, helping to define spaces and ensuring that every room feels voluminous.

Style and materials are top-tier, echoing a mid-century look with completely modern, 21st-century spin. Definitely worth your time to see.

From the official description:

"Sophisticated, Luxurious, Elegant, Opulent, Extravagant and Sensuous all perfectly describe this Stylishly Open Modern New Construction Residence in the Sand Section of Manhattan Beach just 4 blocks from the Pacific... [E]xquisite designer touches... [T]his home features Ocean and Neighborhood Vistas, 5 bedrooms, 5 1/2 baths and is just a short stroll to spectacular restaurants, shops, the most gorgeous Beach in Southern California and award winning Grandview Elementary School. Come bask in the sun on the roofed exterior lounge on the 3rd floor with ocean views, outdoor TV, Fireplace, Barbecue and Bar."

"This spectacular home is located on an enviable lot at the end of a cul-de-sac street with no through traffic and a wonderful neighborhood feel."

468 30th begins at $4.695M and is open Sat. & Sun. 1-4pm.

416 21st Place Manhattan Beach CA416 21st Place (3br/4ba, 1955 sqft.) is Dave's listing in a central part of the Sand Section, with ocean views and great walkability to beach, town and school.

The list price of $1.999M gives it one of the lowest prices by the square foot in the Sand Section, and it's certainly the closest to the beach for less than $2M. (In fact, only one property in the whole Sand Section is asking less.)

Comps among recent resale townhomes range from $2.040M-$2.275M, and not all had the kinds of views or updates of 416 21st Place.

Come see!

416 21st Place is at $1.999M and is open Sat. & Sun. 2-4pm.
