Youth soccer is getting compelling, pro hockey and basketball have begun, and there's plenty more to keep you occupied, but...

Sand Section

323 23rd Street Manhattan Beach CA323 23rd (5br/5ba, 3120 sqft.) offers an interesting investment opportunity.

You can treat the purchase as a single-lot sale (2700 sqft.) that happens to come along with two separate structures. One is an expanded 1950s-ish cottage and one an early-90s tower with a roof deck (although only 2br). Both are presented in rental-caliber condition and would perform OK for some time.

Rebuilding here, you could create 2 separate SFRs or presumably join the lots and build 2 townhomes. The overall proposition will require pulling out the slide rule, but it will be compelling at some price point. From the official description:

East MB

1534 Curtis Avenue Manhattan Beach CA1534 Curtis (3br/2ba, 1600 sqft.) is a full-size (7500 sqft. lot) right next door to new construction at 1540 Curtis (asking $3.525M).

They talk about it as a fixer, so look at it with that in mind. But with lots settling these days around $1.5M anyway, that could be superfluous. From the official description:
