Sunday Opens (11/1/15)

Here's hoping your Halloween was just a little weird (if you wanted that) and at least a bit cute (those precious kids). And not as truly scary as this particular jack-o-lantern...

On occasion of the season, we ran a post over at South Bay Confidential that you may want to check out: "A Scary Time of Year for Sellers?" The focus there is on how we're winding down with the Fall selling season, and sellers are increasingly turning to price cuts before they shut down listings for the year.

This week, there are new listings, including two oddly timed new construction homes which nonetheless very much deserve a look. (Both call themselves "one of a kind," but both are basically right.) See our Tree Section writeup below.

Tree Section

2900 Ardmore Avenue Manhattan Beach CA2900 Ardmore (5br/7ba, 4475 sqft.) is a very special, custom new home on a nearly double-wide lot. The home style is without recent precedent in Manhattan Beach, but make no mistake – this modern interpretation of a "farm house" style has lots of elements to be a crowd-pleaser.

You'll enter into a hallway that draws you to the back. A modest living room is off to one side and formal dining room to the other. In back, the kitchen opens to a family room and the backyard with a small pool & spa. 

Upstairs amid the 4 bedrooms there's a spacious, bright, open second living room or shared office type space. We sometimes call these "kids' living rooms" because they're up and out of the flow of the main floor and lend themselves to (perhaps) a messier, more chaotic way of living for the younger ones. One thing's for sure: This sort of room – like much of the floorplan – wouldn't be found in an "authentic" farmhouse, but here that's really quite good, because here they're not selling a museum piece or a modest house on a farm... they're selling Manhattan Beach new construction at nearly $4.5M.

3113 Walnut Avenue Manhattan Beach CA3113 Walnut (5br/5ba, 3250 sqft.) is a taut, splendid, modern new home in the northeast portion of the Tree Section.

Besides the major style pluses and current floorplan (great room in back), one thing that really got our attention was the fact that each of the bedrooms upstairs was of more than adequate size. So often, under the new construction rules, a 5br/3200-ish sqft. house will have some small bedrooms – somehow, not a problem here.

There's no formal name for this home's style yet – it quotes from Spanish outside and is slick and modern inside, with all of today's materials (wide-plank oak flooring, white marble counters, even a built-in firepit in the backyard). But you don't have to label something to like it. This one has a lot going for it. More from the official description:

"[A] unique blending of modern and traditional design and materials... This home's light filled and open floor plan is perfect for entertaining with the formal dining room, gourmet kitchen and great room leading to an expansive & private outdoor living space that boasts a 12' high stacked ledger stone wall, built in fire feature, and sunken living room with imported European limestone flooring. The Chef's kitchen features a carrara marble [yes!] center island, top of the line Thermador appliances and dual zoned wine cooler. The second level has 4 bedrooms with an open study/entertainment loft. The tranquil master suite with private balcony looks onto the lushly landscaped back yard..."

Neighbors know that this new construction replaced something of a local landmark, a contemporary remodel with artsy ambitions and a ton of glass out front facing the street. The actual home presented a very difficult floorplan and wound up selling last summer for $1.590M for dirt. Here's the old listing just in case you're curious.

3113 Walnut starts at $3.280M and is open Sun. from 1-4pm.

2309 Walnut Avenue Manhattan Beach CA2309 Walnut (3br/2ba, 1550 sqft.) is clean and freshly painted and ready to go.

Floorplan is unusual with living rooms up front and in back, kitchen off to one side in a semi-galley arrangement, and two of the bedrooms off on a hallway with no bath. (Occupants need to come back out into the main part of the home and go across the hallway to get to the full bath, which also serves the common areas.)

There is a separate master suite in back. More from the official description:

"Great Tree Section Location. Nicely updated 3 bedroom, 2 baths, with family room, large living room with fireplace, beautiful Maple floors, new master bath, new tile and counters in kitchen and 2nd bath. New electrical service, 2 car garage, nice size rear patio."

2309 Walnut starts at $1.879M and is open Sun. from 1-4pm.

East MB

1813 3rd (5br/5ba, 3600 sqft.) is a newer (2008) build in an opulent, Mediterranean-inspired style. The home looks and feels nearly new, polished up, painted and with new carpet, totally ready to go.

Is it a $2.8M house just a few doors off of Aviation? The cul-de-sac location helps. More from the official description, with their ALL CAPS reduced to not all caps:

"Gorgeous steel front door with separate tempered glass that opens and allows for security and breezes. Carpet brand new throughout, butlers pantry with wine chiller and wine rack with counter topped with gold carrera [sic] marble, 4 fireplaces, gold carrera [sic] counter tops in kitchen with top of the line appliances, vegetable sink, 2 garbage disposals, Chiseled counter top in powder bath with Venetian plaster and bronze sink, Brazilian hardwood floors... 1813 3rd starts at $2.795M and is open Sun. from 12-4pm.

461 South Prospect Avenue Manhattan Beach CA461 S. Prospect (4br/4ba, 1975 sqft.) is a single-story mid-century home with a singular sense of its own style. It's all white, black and grey, simple and pristine, with a nod toward an 80s modern vibe in a post-mid-century remodel.

It's different, in other words, and will need a little luck to find its buyer. But there's one for every house. More from the official description:

"Located in the 'poets tract' on a cul-de-sac and just steps from Mira Costa High is this beautifully remodeled 'Mid Century' single story 4 bedroom and den, 3 1/2 bath home... 461 S. Prospect starts at $1.900M and is open Sun. from 1-4pm.
