Weekend Opens (10/5-10/6/19)

By Dave Fratello | October 5th, 2019

MB10k-2014Just when you thought Summer had turned a little strange with the early sunsets and cool evenings, turns out, it's actually October!

And in Manhattan Beach that means the MB10K and the Hometown Fair. Because, yes, we have traditions, and our little town is so cute you could just pinch it.

Runners were pleased that this year's 10K wasn't occurring in one of those terribly hot and dry Octobers that we've had in recent years ("HOT-tober!") Same goes for the weekend's fair-goers. The out of doors should be comfy for everyone from the diaper derby participants up thru the beer garden denizens. (Get the full weekend schedule and all info in this new DigMB post.)

It's a lighter week in local real estate, but we do hope you'll drop by our Tree Section cottage at 933 28th on Saturday (2-4pm), or come see some of the other new listings detailed below.

Our video features 304 3rd, 933 28th, 559 31st and more:

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello and Edge.

559 31st559 31st Street Manhattan Beach CA (6br/8ba, 4980 sqft.) is a showily rustic/modern farmhouse-inspired new creation on the lowest part of lovely 31st St. near the Sand Dune.

559 31st Street Manhattan Beach CAThe street-to-alley lot in this location allows for an ample covered front porch, an unusual feature for MB but nice in this spot, where you're also very near to the flat, grassy park-like area between Bell Ave. and Sand Dune park, a mini-park unto itself.

More from the official description:

"Live California inspired in one of the absolute finest new homes to be presented in Manhattan Beach this year... [L]ocated in the prestigious Gaslamp area of the Tree Section, [it] has been meticulously custom built and designed with luxurious and thoughtful intent from top-to-bottom. 6 total bedrooms, all with stunning en-suite bathrooms, 8 total bathrooms, 2 bar areas (kitchen and basement), backyard fire pit with seating, upstairs laundry room, separate and private guest suite above the 3 car garage, 4,982 total sq. ft. of living space, and a massive 1,557 sq. ft. entertainer’s dream basement complete with full bar, 86” TV, wired for Dolby Atmos 9.4.2. channel cinema, and lounge/gaming area."

559 31st begins at $5.299M and is open Sat. & Sun. 1-4pm.

933 28th933 28th Street Manhattan Beach CA (3br/2ba, 1320 sqft.) is Dave's and the Edge team's new listing of a remodeled cottage in a quiet spot near the greenbelt.

If you've never heard of 28th St. before, that's OK. There are only a few houses on this little spur off of Ardmore. It's almost a "secret street."

933 28th Street Manhattan Beach CAThe #1 reaction we've experienced so far to the home is "cute!" We also hear people say that it seems bigger than the stated 1300+ sqft., but you be the judge. One reason for that feeling is probably the fact that the home features two separate living areas, one in front and one in back opening to the yard. In this size of a home, often there's only one common room.

933 28th Street Manhattan Beach CAAs we have observed here more than once, as much as we all love big, new homes with smashing design, there's a lot to love about the original cottages that have been expanded and updated along the way, refreshing the neighborhood rather than replacing it wholesale. This is one of those great little places with character and, not incidentally, just about the lowest price in the Tree Section for a move-in-ready home.

Here's our official description:

933 28th Street Manhattan Beach CA"Storybook charmer in the Tree Section! Tucked away on a quiet, ultra-low-traffic street, this lovely cottage offers a remodeled kitchen, beautiful hardwood floors, bright living spaces in front and in back and a nice backyard wrapped in blooming bougainvillea. Enjoy a separate, private master suite over the garage. With its welcoming Dutch door, bay window, French doors, fresh paint, wonderful new kitchen counters and subway-tile backsplash, this home has both style and upside. Just steps to the greenbelt and walkable to the beach, downtown MB, The Point and the new Manhattan Village. Family room/den opening to backyard could serve as a 4th bedroom. New garage doors. This clean, fresh and move-in-ready home is just waiting for you to make it yours."

933 28th is at $1.799M and is open Sat. 2-4pm.

304 3rd304 3rd Street Manhattan Beach CA (4br/4ba, 2650 sqft.) is a newer (2017) townhome in a good South End location that is actually looking for its 3rd owner in about 2 years. (The latest purchase was in May this year at $4.600M.)

From the official description:

304 3rd Street Manhattan Beach CA"This exquisite ... custom beach plantation home is conveniently located between the piers in South Manhattan Beach on a quiet, prime southeast, ocean view corner lot. The custom finishes offer luxe materials, authentic shiplap detailing, and a dreamy coastal color palette. The top floor boasts a large, open living space connecting the kitchen, great room & dining area."

304 3rd Street Manhattan Beach CA"The entire level is flooded with natural light on 3 sides, has skylights, bi-folding door systems, & offers unblockable ocean views. The middle level features a private master suite with a luxurious, spa-like bathroom retreat & walk-in closet. A lovely guest bedroom suite & generous laundry room are also found on this floor. The entry level finds 2 additional bedrooms, a full bath and direct access to the garage parking. A 3-stop elevator connects the levels."

304 3rd Street Manhattan Beach CA"Professionally designed interiors feature French white oak hardwood floors, Jeld-Wen windows, La Cantina folding doors, custom built-ins throughout, and designer fixtures and finishes. Folding doors open the up to the ocean view deck, extending the living space to enjoy the near-perfect year-round weather only found along the beaches of SoCal! Located just 2 blocks to the beach and Robinson elementary school, plus just a few moments from retail stores, shops, spas & restaurants located downtown, this is the coveted “park-the-car-and-walk-to-everything” lifestyle that is so sought after when obtaining that dream home at the beach!

304 3rd begins at $4.795M and is open Sat. 2-5pm & Sun. 2-4pm.

121 35th121 35th Street Manhattan Beach CA (4br/4ba, 3550 sqft.) is a 1930s original with later additions and modest updates that was sold just 2 years ago for $4.700M as a major fixer.

The current owner mapped out extensive plans to remodel, but is instead offering the home up as it stands, along with those plans.

There's a lot to be said about a 100-block location on a walkstreet. The offering appears to be near land value (again) at $4.995M. From the official description:

"This is the walk-street location you’ve been looking for! The quintessential beach lifestyle, only 1/2 block from The Strand, with breathtaking panoramic views in one of Manhattan Beach’s finest neighborhoods. It doesn’t get any better than this. On the main floor the home features a light filled living room and a gourmet kitchen. The upper floor has a large master bedroom with dual walk in closets, fireplace and views looking directly down the walk-street to the white water of the Pacific Ocean. The upper floor also includes a library with built in shelving and a large family room with butler's kitchen and coffee bar. The deck off the north-side family room has incredible panoramic ocean and Malibu views. Other features of the home include a 2-car garage, separate storage room and an outdoor shower. Although move-in ready, current homeowners have approved plans to remodel the home. The plans transform the property into a handsome coastal plantation... Renderings and Plans furnished upon request."

121 35th begins at $4.995M and is open Sat. 2-4pm & Sun. 1-3pm.
