Weekend Opens (10/6-10/7/18)

This is that weekend each year when we celebrate having a little, century-old beach town by running 6 miles through it (some faster than others), browsing & buying arts & crafts, playing carnival games and consuming all manner of fair foods (and drinks).

Maybe the town where you grew up had this as a constant, but not everyone did. Enjoy!

Now, as to local real estate... Wow, has there been a burst of inventory!

Not one, not a dozen, not 15, but 21 new listings have come to market in the past week. Many emerged mid-to-late Friday after the brokers tours, and didn't make it into our reviews or video. We're now at 115 active listings as of Saturday morning. And there will be more next week.

We've seen this home over the years, but it has never looked better. Most of the finishes are current.

True, there only a smallish master suite, one of the 4 bedrooms is micro (office) size, and the downstairs bedroom (near the family room) lacks access to a bath on the same floor. OK, so there are some compromises that come with getting a cute-as-a-button, modernized house in a ~2300 sqft. package.

Sand Section

528 Marine 528 Marine Avenue Manhattan Beach CA(3br/2ba, 1450 sqft.) is an original cottage with sparkling updates but plenty of throwback charm.

The very open and modern kitchen announces the home as an update on a classic. But there are plenty of original features, too. It's a nice blend of old & new, and very Manhattan Beach.

There's only so far the modernity goes, however. You won't find a true master suite; baths are both accessed off the hallway.

Among the gaslamp streets, Marine is obviously the busiest, but here you still get a super central location and walkability to the beach.

509 Marine509 Marine Avenue Manhattan Beach CA (4br/2ba, 1940 sqft.) is far rougher inside than its neighbor on the market at 528 Marine. Indeed, the listing touts it as a remodel or teardown.

Lot size is larger at ~3700 sqft. (vs. 3000 sqft. for 528) and this one does have a very recent lot-sale comp: 515 Marine (3800 sqft.), sold off-market at $2.200M. Maybe at $2.149M this one is intended to be "low," but the corner location in this case may be a downside. (We often prefer corner lots, but they can be a mixed bag.)

East Manhattan Beach

1765 Voorhees1765 Voorhees Avenue Manhattan Beach CA (5br/5ba, 4350 sqft.) is a 5-year-old home that was kind of blank when new, but now has been given lots of darling designer touches to make it feel like home. Bonus: Sports court in back. 

It's hard to get this much of a newer home anywhere in MB for $2.6M or under, but in this case location near Aviation drives the pricing. More from the official description:

You get a very open kitchen/great room opening to pleasant backyard spaces, including a large in-ground hot tub. The garage is currently set up as bonus family space, with wet bar and pool table.

The gardens take it over the top. It's rare to find a mix of front/backyard landscaping that's so great.
