Weekend Opens (10/7-10/8/17)

It's "fair" to say that this weekend is not a busy open-house weekend. 

The number of open houses is down by almost half to 27 listings, while the number of booths at Live Oak Park offering food, games and goldfish prizes is way, way up this weekend.

Our video this week captures not only the public opens but two on-market listings that are not open (a South End custom beauty at 549 3rd and modern remodel at 129 8th) plus an off-market walkstreet listing at 417 5th.

That, you have to see.

The home hasn't been previewed yet. The Sunday open house is the debut. From the official description:

303 7th St., Unit A303 7th Street A Manhattan Beach CA (3br/4ba, 2400 sqft.) is a mid-90s Mediterranean detached TH in a good location south of the pier. (Dave sold the house across the street recently.)

There are good views and some upgrades to this townhome, especially the master bath. Overall the unit is larger than the common breed of 1900-2000 sqft. townhomes thanks to a larger corner lot.

Could the home use a fuller round of updates? Sure.

At $2.995M, it's priced right in the middle of all 17 available Sand Section townhomes in MB right now. (See the current list here in price order.) It's the lowest of 3 truly near downtown. More from the official description:

533 24th533 24th Street Manhattan Beach CA (3br/2ba, 1750 sqft.) is not truly a new listings, as the 227 CDOM in the listing as of Saturday morning will attest.

What's different is that they've cut $200K to $1.999M in an effort to stir up interest before October gets much older. That could work.
