Weekend Opens (10/8-10/9/16)

We're going to begin with a "blogger's privilege" moment to mention two things. 

2512 Pacific Avenue Manhattan Beach CAFirst, Dave's new listing at 2512 Pacific is a great home to go see, but unfortunately we don't have open houses this weekend. If you find yourself intrigued by this bright, spacious, newer Cape Cod, you'll need to contact Dave or your agent, if you've got one, to come see. Hint: Do it soon!

Second, Tuesday should be a big transitional day for MB Confidential. After a brief "dark" period in the morning, our new design will launch. We've got everything you like here already, plus more, in a more visual format and very mobile-friendly. We'll return to this subject after launch to talk about some of what's new.

Hill Section

1000 Pacific Avenue Manhattan Beach CA

1000 Pacific (3br/3ba, 2700 sqft.) is really a lot sale, though the 1970s house on site has its quirky charms.

What you would not do in a new build is feature towering, cathedral ceilings but a relatively low floor height for the second floor, nor would you fail to hew to the view corridor down 10th St. and over the property directly across Pacific with the home design.

The nearly square, spacious lot (80' x 75') also offers interesting home design options that would not normally be in play on a 40' or 50' wide lot that goes deeper, more rectangular.

319 28th Place Manhattan Beach CA

319 28th Place (3br/4ba, 2000 sqft.) is a cozy and different townhome that has some views. It's different mainly due to the warm Craftsman style.

The seller actually just acquired the home last year (March 2015) for $2.380M, and for whatever reasons has been trying to resell for more over the past few months. Now with a new agent and a price barely over acquisition ($2.399M), it looks like the exit won't be painless.

3412 Walnut Avenue Manhattan Beach CA3412 Walnut (4br/4ba, 3450 sqft.) is not really a new listing, as it ran about 2 months earlier at prices from $2.750M down to $2.599M.

Now emptied, spiffed up and re-staged, the home's back (with a new DOM clock, of course) at a lower price: $2.549M. More from the official description:
