Our veterans got us all here today, safe and free.

It is almost incomprehensible what sacrifices the women and men of our armed forces, and their families, have made so that all could be free.

Free to work and free to employ, free to move or stay, free to learn or teach, buy or sell, vote or not... and so on.

We cannot take peace or freedom for granted. We can enjoy what we have, give thanks and work to preserve both. Please do, now and always... and especially on Veterans' Day.

Sand Section

224 31st 224 31st Street Manhattan Beach CA(4br/5ba, 4150 sqft.) is a 2005 Mediterranean on a walkstreet with good views. Last sold in 2011 ($3.350M), this one was on the market 3 months last year at $5.799M with no takers.

This year, it's back with lots of white brightening the interior and exterior (formerly a midrange shade of green), though that's not to say a full degree of updating.

Most importantly, the asking price is down $1M+ to $4.700M.

You can now put this one on a par with one of the longest-running listings in the Sand Section, 224 32nd (a 2008 build of similar size and, obviously, similar location). The one on 32nd just cut to $4.500M after falling out of escrow.

Tree Section

724 13th724 13th Street Manhattan Beach CA (4br/2ba, 1900 sqft.) is an early 1960s original on the city side of the hill in the South Martyrs Hill area.

It's very close to American Martyrs church and to Pacific Elementary, and a close walk to downtown.

At $2.499M, it's priced... well, higher than expected. There aren't a lot of comps in the immediate area, but there was 657 13th (3br/3ba, 2030 sqft., original condition, $1.700M in May 2014) and 653 13th (3br/3ba, 1800 sqft., original condition, $1.682M in Sept. 2016).

Both had somewhat smaller lots than the 3000 sqft. plot here.

Relatively recent zoning changes would permit a 3-story home here, with 4000+ sqft. That's what builders erected at 733 12th (5br/6ba, 4400 sqft.), a city-view home that sold for $4.050M in June.

1304 21st1304 21st Street Manhattan Beach CA (3br/3ba, 2360 sqft.) is, per the official description:

"[A] well maintained home (2,030 sqr ft) on a full-sized lot as well as a stand-alone permitted guest house (330 sqr ft), built in 2005. The main house features crown moldings, recessed lights, new carpeting in the two larger bedrooms, new interior paint, copper plumbing, gleaming hardwood floors, new garage door, new attic insulation, two fireplaces and a family room on the lower level (that could easily be the third functional bedroom in the main house).
