Weekend Opens (11/12-11/13/16)

There was a time when we allowed ourselves to get all bothered about Christmas lights going up too soon. Aren't you supposed to wait until the Friday after Thanksgiving to put on the lights?

This year, the holiday light installers were working in the neighborhood on Halloween day. A whole holiday too soon! Yet somehow, we just kind of let it go. Is this the wisdom of advancing age?

This coming week, it's not too early for the annual pier lighting and downtown holiday open house festivities. That's Wednesday evening (November 16) from 6:00-9:00pm. There's music, treats, Santa and specials. If you're in the mood to get into a better mood, mark this on your calendar.

It's also not too soon to map out your Thanksgiving orders from local merchants & restaurants. See DigMB's incredibly helpful guide here.

And you can start planning and training (?) for the MB Yuletide 5K, sponsored by MB Confidential and DigMB. That one-of-a-kind evening race takes place on the flat, wet sand after sundown on Saturday, December 17, at 5:30pm. Start under the gorgeous lit-up pier and jog to El Porto and back. Bells, lights and glowsticks are more or less de rigueur.  Here's the event page on Facebook.

Sand Section

421 32nd Street Manhattan Beach CA421 32nd (4br/5ba, 4250 sqft.) is a 2003-built Cape Cod up on the plateau (aka "the flats") with a nice front patio and some ocean views from the top deck.

In 2013, this one traded for $2.830M, but was looking tired at the time. Good fortune has smiled upon the place since. It's been thoroughly redone inside, with new flooring, kitchen and baths. They've added A/C. It's a respectably modernized home now.

Tree Section

1701 Oak Avenue Manhattan Beach CA1701 Oak (4br/3ba, 3575 sqft.) is a large corner-lot home that's been improved recently, and the price was cut this week, too. The kitchen is revamped, as are countertops in the bath and wet bar downstairs.

East MB

1461 12th Street B Manhattan Beach CA1461 12th Unit B (4br/4ba, 1750 sqft.) is a middle unit in a 2003-built complex near Polliwog Park and Meadows Elementary.

The last unit to sell in this complex was the rear one, with entrancing city/mountain views, but wanting updates – 1461 12th Unit D, sold for $1.199M in February this year. This unit is being offered for much less, though it's in good condition. From the official description:

1657 Ruhland Avenue Manhattan Beach CA1657 Ruhland (6br/6ba, 4500 sqft.) is not really new this week – check out the CDOM showing a combined 168 days on market before today. But they did cut the price, add a new agent and re-list it to try to attract a bit more attention. (Here it is!)

This one features a full 7500 sqft. lot – the reason people want to go east. That delivers a very spacious home, including a vast kitchen/great room, plus a large backyard. Location along fairly busy Redondo Ave. may hold back some buyers.

This home compares favorably against one very recent closed sale: 1520 3rd (5br/5ba, 4445 sqft.), a slightly older home which was in rough condition, a bit dark and on a smaller lot (6640 sqft.). It sold for $2.550M just last week. More from the official description:
