Hill Section

937 8th Street Manhattan Beach CA937 8th (5br/6ba, 5150 sqft.) is a recently completed remodel of a 2007 build, restyled now as a "Montecito" modern Spanish.

Dave is friendly with the owners of 937 8th and has shown the property to clients, so we're going to stick to the official description here:

East MB

1304 Lynngrove (5br/6ba, 3750 sqft.) is, without argument, a huge break from what's expected in Liberty Village.

It's one of the most high-gloss, polished ultramodern new homes built on spec in Manhattan Beach in recent memory. And it's mid-block among a series of mostly remodeled 1950s cottages just a block from the middle school and Polliwog Park. (One next-door neighbor has been visibly run down for as long as anyone can recall.)

It's a daring bet for a neighborhood that's mostly modest and sensibly scaled, typically the most affordable "entry-level" pocket of all Manhattan Beach. The LV east of Redondo has only ever seen 5 sales over $1.800M and just one was over $2.000M. The high came (of course) this year, when 1805 Faymont (5br/4ba, 3500 sqft.) claimed the mantle of highest sale ever at $2.060M.

For this new home, they're asking almost $1M more: $2.999M. This is one of those years where it's never possible to say never.

The home itself certainly sparkles, offering a bold, sleek feel, enormous master suite, and an open kitchen/great room that continues perfectly to the back patio for entertaining and carrying on. It's a show. More from the official description:

The light and bright entry level features a living room with fireplace and access to the deck, formal dining room, gourmet kitchen with a 6 burner range and island adjacent to the breakfast nook and separate family room with fireplace. 1649 9th Street Manhattan Beach CA1649 9th (6br/5ba, 4450 sqft.) is a spacious 2003 Caliterranean that's been refreshed somewhat and features a very nice backyard with patio, fire pit and seating area in addition to grass and nice landscaping.

1649 9th starts at $2.499M and is open Sat. and Sun. from 2-4pm.

1544 Gates Avenue Manhattan Beach CA1544 Gates (4br/2ba, 2675 sqft.) is all about the promise of what you can do with the existing home (one hopes) and the oversized lot (8250 sqft.).

At $1.699M, it's priced somewhat – but not far – above land value for a home in a decent location that's close to schools, but not too close (both the high school and Pennekamp elementary are over a hill to the west).

The upsloping lot leads to the existing home having a few "step up" levels from front to back. There are two bedrooms and a den toward the front, with the kitchen and a step-up living room toward the back. A rear staircase takes you up to the master and another bedroom which shares the master bath. (A Jack-and-Jill master? We have seen that now and then, but it never rates a "heart.")

We noted that the backyard didn't seem overwhelmingly large for the oversized lot – perhaps much of the extra land is taken up by the wide driveway going all the way to the garage in back. 

With a head-to-toe overhaul of the home, probably moving some walls, you could have something quite nice for less than you'd pay for new construction. Starting fresh after razing this structure, you could build one heck of a large home with a nice East MB location. One to watch.

1544 Gates starts at $1.699M and is open Sun. 1-4pm.

Tree Section

2201 Oak Avenue Manhattan Beach CA2201 Oak (3br/2ba, 1875 sqft.) is an original home (well, some of those upgrades conjure the 1970s very strongly!) with an above-average amount of interior square footage looking for a reboot.

The most recent lot sale on Oak just closed at 1829 Oak for $1.450M. More from this one's official description:

"Wonderful original home! 2 Bedrooms plus an extra bonus room (was used as a bedroom) and 1.75 Baths. Sold As-Is. Large backyard. Property is situated on the West side of Oak Avenue, lot has a nice elevation and mid-block location. Large picture window in the front lets the light stream in. 2201 Oak starts at $1.349M and is open Sun. from 1-4pm.
