Weekend Opens (11/17-11/18/18)

By Dave Fratello | November 17th, 2018

manhattan-beach-pier-holiday-lightsIt's beginning to be that time of year.

The pier is lit, Turkey Day nears and before you know it, it will be holiday fireworks time.

This is the day (Saturday) when you're going to need to order your MB Post buttermilk biscuits, assuming you're doing that. A new DigMB story will describe all the options you can get to add to your Thanksgiving table from a few local restaurants. (Be sure to read that post for tips and stories from the MB Post chef, David LeFevre.)

You can also check out the cheesy/fun Buttermilk Biscuits page on Facebook, if you have too much free time.

Real estate is slower now but we do have a couple new listings to point to below. In all, 49 of Manhattan Beach's 99 active listings are holding open houses this weekend.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

544 1st544 1st Street Manhattan Beach CA (3br/3ba, 1600 sqft.) may be a house you know from passing by - it's at the corner of Valley and 1st St., near the greenbelt and close to Robinson elementary.

We've noted it many times. The unusually well-done woodwork outside includes both stain and sheen befitting a... boat. Yes! A boat. That's because the owner has done marine woodwork.

It's a pleasant and distinctive look for what you might see otherwise as a typical throwback cottage.

544 1st Street Manhattan Beach CABut even then, the home offers more than expected.

544 1st Street Manhattan Beach CAIt's a semi-U-shaped house around a sizable side yard (with sunny southwestern exposure).

The home itself is really a duplex, with living and dining rooms up front, a galley kitchen and bedrooms for the main house down a hallway along the eastern (Valley) side. Across the side yard, there's a separate studio-type unit.

Nothing's super updated, but it's all well-kept and distinctively "old Manhattan Beach." We tend to like the old cottages; this one has extra charm thanks to curb appeal and some of that classic feel inside.

544 1st Street Manhattan Beach CAYou'll note the list price of essentially $3M, and that's where you may start to say, "is this a $3M house?" Its oversized lot is valuable, even with the Valley Drive frontage. Charming now, too. We'll see. More from the official description:

"Extremely rare 5300+ Sq ft lot with wonderful outdoor living and yard areas. You must step inside this home to appreciate the peace and quiet of this beach retreat. The spacious living/dining and kitchen areas all open to the west facing deck and yard, where you will enjoy the quiet serenity of sunny days and starlit nights. This craftsman style shingled home features three bedrooms, two baths and a studio retreat (Buyer to verify sq ft and permits on Bonus room). On the exterior of this home you will find Every room is full of sunshine and ocean breezes flow through in the afternoons. Over sized two car garage has been designed for extra storage, two car parking outside the garage. Master bedroom has it's own large master bath!"

544 1st begins at $2.999M and is open Sun. 1-4pm.

216 2nd216 2nd Street Manhattan Beach CA (4br/4ba, 2750 sqft.) is a custom-built modern on a larger-than-a-half-lot 1750 sqft. plot.

It's got ocean views emphasized by the wide-open sliders in the top-floor living room. You're close enough to hear the waves breaking much of the day.

The style is very specific, a warm modern emphasizing its wood (mainly mahogany) along with metal, glass and stone. Bedrooms are of reasonable size, and there's a den plus bootleg 4th bedroom on the bottom level ("bootleg" because as we saw it, the bedroom is created by moving some movable walls into place). That downstairs room opens to a walkstreet patio.

216 2nd Street Manhattan Beach CAThis listing may look familiar. If so, you're paying attention. It ran 6+ months this year, beginning in April, at prices from $5.795M down to $5.495M. No doubt, one thing holding it back is the thick power line that runs across its main view from the living room. Someone should underground it.

The listing's back now almost $1M lower that it was last seen, at $4.688M. From the official description:

216 2nd Street Manhattan Beach CA"Enjoy the magical sunsets from this stunning 4 bed & 4bath coastal home... on the prestigious walk streets of Manhattan Beach. The thoughtful design lends itself to stunning panoramic ocean views, making entertaining spectacular. The exquisite gourmet kitchen features CaesarStone counters, mahogany cabinets & flooring, stainless top-of-the-line appliances including oversized Sub-Zero refrigerator, Thermador professional grill & oven, Thermador microwave & Bosch dishwasher. The master suite with spacious walk-in closet, wood panel ceiling, grass cloth walls, vessel sinks, steam shower and a balcony allows for tranquil enjoyment of the ocean view. After a day at the beach you can lounge on the walk street patio or take pleasure in the beach room with bar and Fleetwood pocketing sliders leading to a fourth bedroom/flex space."

216 2nd begins at $4.688M and is open Sat. 11am-2pm & Sun. 1-4pm.

East Manhattan Beach

1426 Marine1426 Marine Avenue Manhattan Beach CA (2br/1ba, 838 sqft.) accumulated more than 6 months of market time earlier this year, at higher prices than the new $1.400M start price.
