Weekend Opens (11/18-11/19/17)

While there are 2 new listings this week, mainly it's a lazy weekend with lots of leftovers - a foreshadowing of the Thanksgiving week to come. 

This edition of our "Weekend Opens" post, then, features the 2 new listings first (both East Manhattan) and then a selection of a few others that are open and worth your time - though they have been out there for a while. Remember, anyone on the market now and holding opens around Turkey Day is trying to sell. Act accordingly.

Our photo here is of MB Post's famous bacon cheddar buttermilk biscuits, because... yum! If you act right now (meaning Saturday before dinnertime), you can pre-order some for your Thanksgiving table. East MB

There was no posted open house for brokers, so we have not previewed. There is a public open Sunday. From the official description:

700 N Redondo Avenue begins at $2.890M and is open Sun. 12-4pm.

1126 11th1126 11th Street Manhattan Beach CA (4br/4ba, 2310 sqft.) is a front-unit 2005 Mediterranean townhome.

It has ample space, decently sized bedrooms and an overall attractive package, even if it is easily marked by its vintage and style.

This is likely the most home you can get for the money in all of Manhattan Beach right now. That will help get it noticed.

One reason it seems to be priced low is location - not far from Sepulveda or MB Blvd., with a view toward a commercial building and some MBB traffic out the front. This tradeoff is completely obvious. The traffic is not a factor once inside, however.

The rear unit of this 2-on-a-lot, 1128 11th, sold for $1.465M in Sept. 2016. It's better shielded from MBB and enjoys a sunny, grassy backyard, whereas 1126 has mainly a side patio. More from the official description:

Sand Section

224 31st 224 31st Street Manhattan Beach CA(4br/5ba, 4150 sqft.) is a 2005 Mediterranean on a walkstreet with good views. Last sold in 2011 ($3.350M), this one was on the market 3 months last year at $5.799M with no takers.

This year, it's back with lots of white brightening the interior and exterior (formerly a midrange shade of green), though that's not to say a full degree of updating.

Most importantly, the asking price is down $1M+ to $4.700M.

You can now put this one on a par with one of the longest-running listings in the Sand Section, 224 32nd (a 2008 build of similar size and, obviously, similar location). The one on 32nd just cut to $4.500M after falling out of escrow.

Tree Section

2410 Laurel Avenue Manhattan Beach CA2410 Laurel (4br/3ba, 2600 sqft.) is a midsized 1960s original that's been nicely dressed up with a modern revivalist feel.

It's also got to be the most attractive offering in the Tree Section right now, at just $2.250M after coming out of a failed escrow.

2410 Laurel Avenue Manhattan Beach CAThe home's unusual in that it shares a private drive off of Laurel and is tucked back off the road, on an elevated bluff over Ardmore. That makes for a decently sized, private backyard that seems not to bear too much traffic noise from the street below.

You'll enter via an open courtyard which also offers al fresco dining off the kitchen in front. Toward the back, formal dining and a large family room with lots of glass open to the backyard. It's a fun, open space.

The kitchen back up front is tasteful and called "efficient" in the listing - it's neither small nor large, and is mostly separated from the other living areas. It's bright, on account of the southern exposure and the entry courtyard right outside.

2410 Laurel Avenue Manhattan Beach CATucked away on the first level is another sizable, bright room opening to the backyard that's now showing as the 4th bedroom, although laundry occupies a closet. It might more commonly be used as a family room/media room.

Upstairs, things are a tad cramped. The two kids' bedrooms are beach bedrooms, sharing a hallway bath. The master is of modest size with a small-to-middle-sized attached bath with nice shower, but no tub. Interesting treetop views over the greenbelt and the Tree Section from the master bedroom, also.

In case you were thinking all the houses in the Trees are essentially the same, here's one that is fully different. More from the official description:

2310 Palm 2310 Palm Avenue Manhattan Beach CA(5br/3ba, 3125 sqft) is a charming Spanish with a somewhat artful commitment to the style.

It's been on the market more than 4 months and has cut $450K to a pretty compelling $2.750M. With the size, relatively new vintage and location on a great block, it must be close now.

2310 Palm Avenue Manhattan Beach CAThe home shows off inspired choices of tiles and stone counters. The flooring may be a bit glossier than expected, but it's attractive. We did get the sense that the master bath was a bit heavy; buyers might target that for an update to brighten it up.

The feel in the kitchen/great room is really quite pleasant, accentuated by furnishings that suit the style. The backyard is mainly a smallish patio that is partly elevated; half the yard space is set down further. There's almost as much outdoor space up front in a mini-courtyard behind the entry gate.

2310 Palm Avenue Manhattan Beach CAYou might note the bed/bath count: 5br and only 3 baths. That would be very unusual in a new home. One is the master bath. One's downstairs, a full bath that does double duty, serving as the main bath for living spaces and for the guest bedroom downstairs. Finally, the third is a jack-and-jill bath nested within and between two upstairs bedrooms.

But wait. What's that? If there's a resident in that third kids' bedroom upstairs, where's the bath for that person? There's no obvious answer. Getting to that other bath requires walking through one of the kids' bedrooms. Hm. Well, this will all work out fine if the 5th bedroom is simply to be used as an office/playroom or something like that, as is often the case.

Hill Section

513 N Dianthus513 N Dianthus Street Manhattan Beach CA (3br/3ba, 2470 sqft.) is a "tall and skinny" sporting a Hill Section address and quite good, recent remodeling. City views north toward LA and the mountains are among the best you'll find.

Is the home a little quirky? Sure. There are lots of steps here and there. You'll step up into the master bath and down into its shower. Another main-floor bedroom has a door into the bath, but also a couple steps down. The top-floor living spaces are broken into two sections separated by stairways.

513 N Dianthus Street Manhattan Beach CABut the attraction here is simple to understand: A remodeled, move-in-ready home with a west-of-Sepulveda address and bonuses like the view and the pool and spa in back. You won't be doing laps in the little pool area, but the combination is not merely a "spool" (spa/pool). Waterfall makes for a nice touch. More from the official description:

"Amazing city and mountain views from the living, dining, kitchen, and den! 513 N Dianthus is at $2.299M and is open Sat. 1-4pm.

915 Duncan915 Duncan Avenue Manhattan Beach CA (5br/7ba, 4650 sqft.) is new construction with some views and offering more home than, perhaps, expected, on a 5000 sqft. lot.

One reason we maybe expected less was because we knew neighbor 911 Duncan (sold in Jan. 2015 for $3.500M) and the way it seemed to stop short in back, offering no yard. Alas, 915 Duncan is on a more conventionally shaped 40' x 125' lot and has a real backyard, whereas 911 Duncan is 50' shallower but a wider lot. So, first concerns out of the way.

915 Duncan Avenue Manhattan Beach CAUpon entry you'll find pleasantly open common areas, plenty bright and offering some views to the south and west. The modern/beachy feel from outside carries all the way inside, leaning toward modern more often than not. 

The basement-level media room with wet bar is a terrific entertaining space, and comes with a spare bedroom off to a corner. On the top level, where views are best, instead of placing the master, they built a casual den opening to a small balcony to give you one prime spot where anyone can enjoy the views.

Bedrooms upstairs aren't large. The master now has views of blue, but a new home is going up right in the path of some of the best views, so we'll have to see how that ends up. More from the official description:

Worth noting: The lot here was purchased for $2.150M in 2015. The list price on the new home is $4M higher, so even if they put $2M into the construction, there's a potential $2M profit to be had. If you can pull that off, you should do it over and over.
