Weekend Opens (11/19-11/20/16)

If you're even still in town this weekend (2-day school week next week? really?!?), then how are you going to decide?

Which epic, high-priced Manhattan Beach home will you visit? Or at least, which will you visit first?

629 6th Street Manhattan Beach CAThere's 629 6th, a new Hill Section property that we just called a "knockout" and "A Home to Write Home About," that might draw your attention.

Or what about 2400 The Strand, offering, well, beachfront living on an awesome corner from which you can almost reach out and touch the sand. They say actress Jean Harlow once did from this very location. (Hint: The sand nearby, and under the house, are the real attractions.)

Or maybe 108 The Strand, a nearly new modern and the priciest offering in town at $20M, open again Sunday to John Q. Public?

This is a time of year when new listings are scarce, but out-of-town visitors are often plentiful.

Sand Section

2400 The Strand Manhattan Beach CA2400 The Strand (4br/4ba, 3975 sqft.) boasts some interesting history and a prime midtown corner lot on the beachfront.

You know we love to vote for preservation when we can. The 1936 build, with updates that we'd place around the 1980s, is clean and empty and actually smells kinda nice... like a refined old lady, which is exactly how they're positioning it, as a "Grand Dame."

But no. The existing home, however charming, can't survive a purchase of $10-$15M or more. The land is likely worth something in that range, but that will just be the starting point for the buyer. From the official description:

411 Crest Drive Manhattan Beach CA411 Crest (3br/4ba, 2100 sqft.) is a 90s TH that has its own issues with advancing age.

You don't tear down townhomes, you refurbish them. After a 22-year run, the kitchen, baths and perhaps flooring of this unit are ready for a reboot.

We were pleasantly surprised by the bit of an ocean view that could be had from the top floor looking southwest. It may be temporary, as the Highland Ave. unit you see over now may not always be so low. But it's a bonus for an alley TH.

108 The Strand (5br/8ba, 6900 sqft.) is a super glam modern that was custom built about 15 minutes ago for the owner, who's now decided to let it go to the next person with $20M to spend.

It's a smashing unit so special, they decided they needed some TV guy to sell it. You know the guy.

Hill Section

629 6th Street Manhattan Beach CA

629 6th (6br/8ba, 5600 sqft.) is new construction that has taken the mantle of "finest home to ever hit the market in the Hill Section," daring anyone to contradict. (Reports to date: None.)

Enjoy a home that somehow balances luxe modern style with epic views and a general feeling of humble simplicity. (Did you just say "humble," Dave?") From the official description:

931 Duncan Place Manhattan Beach CA931 Duncan Place (5br/5ba, 4920 sqft.) is custom new construction packed with surprises and thoughtful details. You simply have not seen a Manhattan Beach home quite like this.

Though it's been on the market for a little bit, we thought to add it to the weekend's options as yet another fun chance to see what's hot in MB.

The Hill Section alley location may be a point of concern at first, but this is not Boundary Place, where the Hermosa side is lined with garages, making for an unfriendly feeling. Many homes along Duncan Place are newer or improved and look great. That's a plus for 931 Duncan Place, which captures many neighbors in frame from its multiple view locations on the top floor. 

931 Duncan Place Manhattan Beach CAThose views, from the master, kitchen/living spaces and ample decks – including wraparound patio – are pleasant and surprising. It's a wide and ample stretch of blue on the horizon that is always with you. It would appear that homes across Duncan Place won't impinge.

The master and an office/bedroom are on the top floor, while 3 bedroom suites are all spread around the first floor. (They're not "guest bedrooms" off the first-floor living room; they're the principal bedrooms.) The prize here is that the master and master bath get some of the best views in the house. Each time you go to shower or brush your teeth, you'll see the Pacific Ocean.

Stylistically, the home's generally of a modern design but with a special flair and style that's unique to the builder. A fun and surprising experience. More from the official description:

Tree Section

2416 Pine Avenue Manhattan Beach CA2416 Pine (2br/1ba, 1025 sqft.) is called a "fixer" in the official description, but that's questionable, both because of the size, and because the agents didn't invite brokers in Friday to see for themselves. (You know how sometimes a movie isn't screened for reviewers?)

Then again, they're also touting the "Great location" of a home that's right on Marine Ave.

There's value here, and they've not gone overboard with a $1.299M start price. But we'll see what buyers think.

"Charming cottage fixer in the desirable Tree Section. Great location near schools, beaches, parks, recreation, shopping and dining. Unique floor plan has a large living room with a cozy fireplace and beamed ceilings. Separate nook with many windows and a quaint double Dutch door that opens to a brick patio and yard. 2416 Pine starts at $1.299M and is open Sat. and Sun. from 12-4pm.

1701 Oak Avenue Manhattan Beach CA1701 Oak (4br/3ba, 3575 sqft.) is a large corner-lot home that's been improved recently, and the price was cut recently, too. The kitchen is revamped, as are countertops in the bath and wet bar downstairs.

Since this is Dave's listing, we try not to editorialize too much. Here's the official description:
