We're getting this year off to a rolling start, it would appear.

Inventory's into the 80s and there are 34 listings holding open houses... in mid-January.

It'll be a busy year. Buyers will have choices. It starts now.

Sand Section

409 4th Street Manhattan Beach CA409 4th (3br/3ba, 3160 sqft.) is a bright and pleasant, Spanish-inspired walkstreet home, updated notably from its 1990 vintage. It debuted late last year, but is back now.

High ceilings give the top floor a feeling of volume and space. Kitchen, principal living areas and the master suite are upstairs.

A sizable den on the lower level opens out to a fully built-out, impressive walkstreet patio.

It is certainly true that for $4.3M anywhere other than the flat walkstreets of the South End, you might get a lot more house. But this is not anywhere else, it's on a sleepy section of walkstreet close to Robinson and just a few minutes to the beach.

409 4th Street Manhattan Beach CAAt 2 stories and just over 3100 sqft., it's undersized compared to what can be, and is, typically built new in the Sand Section.

But a notable comp is the 2-story custom Cape Cod at 436 7th (4br/4ba, 3050 sqft.), which actually got full price: $4.850M. Another nearby comp at 417 5th was 3 stories and larger (4br/5ba, 3625 sqft.) at $4.999M.

Tree Section

1 Arbolado1 Arbolado Court Manhattan Beach CA (4br/3ba, 3050 sqft.) is a part of the community of homes (non-gated) across from Pacific Elementary known as the Arbolado Court development. The homes were all built together in the 1980s and share a private cul-de-sac street in front.

This home is at the far end of the cul-de-sac, with one side of the home opening to Laurel Ave. on the other side.

Location near school & town is a winner in this area. It's what people love.

East Manhattan Beach

1300 18th1300 18th Street Manhattan Beach CA (2br/1ba, 1350 sqft.) is a smallish 2br cottage with a Big Bear cottage-type charm and 5500 sqft. corner lot.

Fun to see, but there's work to do.

1500 6th1500 6th Street Manhattan Beach CA (5br/6ba, 4275 sqft.) is a 1987 original with some updates on an wide-but-shallow corner lot.

It's about 80' wide, in fact, but only 75' deep. This makes for a sprawling floorplan, but allows for little in the way of backyard space.
