Weekend Opens (11/2-11/3/19)

By Dave Fratello | November 2nd, 2019

Out of the 52 listings open to the public this weekend, only 3 are brand new listings. We've got all those below, including a big new construction home in the... Sand Section. Wow.

Saturday concludes the Day of the Dead, and here's hoping you've had some time, in your own way, to remember those who came before. Our photo here is courtesy of DigMB (and Mrs. MBC!), a massive ofrenda constructed by staff of the Westdrift (formerly Marriott) hotel. See DigMB's story for more.

Our video this week features new construction at 504 1st, a 2-lot compound at 3301 Pine and more:

Sand Section

504 1st 504 1st Street Manhattan Beach CA(5br/7ba, 5400 sqft.) is new construction in the South End right next to the playing fields of Robinson Elementary.

504 1st Street Manhattan Beach CAFor the Sand Section, the lot size is unusual (in a good way), fully 50 feet wide, allowing for a remarkably suburban feel to this home about 4 blocks from the beach.

You just don't often see common areas as spacious as those in this home unless you go east of the highway. And wait, what's that? An outdoor room? An Actual Yard?

While they were building a huge house, they also decided to add a basement entertaining space and spare bedroom, like you might see these days in a prime Tree Section home.

504 1st Street Manhattan Beach CA504 1st Street Manhattan Beach CAThe end product really doesn't lack for anything. Contemporary beachy styling everywhere.

We liked the very large size of most of the upstairs bedrooms. Two of the kids' rooms look out over the playing fields and treetops, which is kinda fun. The master suite spans the entirety of the front part of the home along 1st St.

More from the official description:

"Situated on a rare 50' x 100' corner lot in the Sand Section lies this new California Coastal property... Located in the 30' height area, this family home has interior volume you simply can't find anywhere else, with two levels above ground and a full basement. Amenities include wide plank hardwood floors throughout, custom woodwork, including 'shiplap' detailing in hallways, designer stone and tile in kitchen and bathrooms, plenty of natural light with it's South-facing backyard, 12' ceilings on the entry level, with 10' sliding La Cantina glass paneled doors, seamlessly blending the 'indoor/outdoor' experience."

504 1st Street Manhattan Beach CA"Upstairs find four bedrooms, including a separate laundry room, 8' solid doors throughout, master includes vaulted ceilings, large walk-in closet, flex room that could be an office or a second closet, custom tile detail in bath with stand alone soaking tub and his and her vanities. The basement includes built in wine room, a large media room, easily capable of being a theatre, game or children's play room; a separate in-laws bedroom or nanny's quarters including walk in bath and powder bath for guests."

504 1st is at $6.499M and is open Sat. & Sun. 1-4pm.

Tree Section

2509 Poinsettia2509 Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3300 sqft.) is a late-90s Mediterranean that's been restyled and refreshed, particularly with new master bath and remodeled kitchen.

2509 Poinsettia Avenue Manhattan Beach CAWith its up-sloping lot, the home requires a bit of a hike up to the main living levels, and there are split levels here and there, which was the style at the time the home was built. But you do see a home with an impressive facade and a formal living room up by the entry with 2-story ceilings, which is nice.

There's a decent backyard space, outfitted mainly for outdoor living, very private.

The one guest bedroom downstairs could be an office. That room, along with the upstairs bedrooms, feature a grey faux-wood flooring that doesn't match the grey-washed wood flooring in other parts of the home.

From the official description:

2509 Poinsettia Avenue Manhattan Beach CA"Located in the heart of the highly sought after Tree Section of Manhattan Beach, this 5 bedroom 4 bath home certainly checks all the boxes. The up-sloping lot provides an impressive street presence that commands attention. The front foyer and living room consist of 20 ft. high ceilings. The dining room with access via a butler door to the chef’s kitchen and breakfast nook makes for an entertainer’s delight. The lot configuration allows for an oversized west facing private backyard with great sunlight. The yard boasts a cool lifeguard tower “tree house”, outdoor kitchen, A/V system, and an amazing built in seating area with fire-pit for outdoor entertaining and relaxing."

2509 Poinsettia Avenue Manhattan Beach CA"The home consists of four bedrooms upstairs, all with direct bathroom access with a guest room downstairs. The home includes three fireplaces in the living room, family room, and master bedroom as well as two outdoor patios. The master suite features an updated bathroom with custom stone, tile and finishes, large walk in closet, and plenty of privacy. Located within footsteps of the greenbelt, award winning Pacific school, downtown MB, and Live Oak Park. Recent updates over the last several years include new interior and exterior lighting, paint, driveway, central A/C, floors, high end finishes, and much more. Perfect for the family who appreciates additional space. A Must see!"

2509 Poinsettia is at $2.995M and is open Sat. & Sun. 1-4pm.

3301 Pine3301 Pine Avenue Manhattan Beach CA (5br/7ba, 5725 sqft.) is the 2-home compound we've featured more than once here at MBC over the years, because it's such a unique offering and almost mind-blowing in its luxury within the sleepy suburbs of the Tree Section east of Pacific. It was on the market twice this year but didn't sell, now returning with a new agent and price ($6.750M).

3301 Pine Avenue Manhattan Beach CA(See our most recent entry, "Compound Rapture," from February this year when the home first came to market.)

Too much!
