Weekend Opens (11/23-11/24/19)

By Dave Fratello | November 23rd, 2019

It's a Tree-Section-only weekend for new listings, and even when we say "new," well, we're only really able to feature two listings you haven't seen before. That's the flow of the season.

But that does include a new construction home and a down-the-middle typical family suburban home, 2909 Maple. (Maple is in our video but is not publicly open; if you'd like to set an appointment, please email Dave.)

There are 41 listings holding open houses this weekend. Here's the full list, ordered by section.

See our video below:

659 18th659 18th Street Manhattan Beach CA (4br/3ba, 4035 sqft.) is a custom-built, older home with additions that is quite unlike any newer construction.

659 18th Street Manhattan Beach CAIt was on the market for a spell (99 DOM) in Spring this year, looking pretty much as it had the day the listing agreement was signed. Now, the main living areas downstairs present in a more polished, typical fashion for a pricey listing. (You know this drill - rooms were emptied out, painted white, and staged all new.)

659 18th Street Manhattan Beach CAThe home's delightful and large family room in back, decorated to the nines with Christmas items, is actually always decorated that way. (It was when we first review the home in May.) It's never not Christmas here. But if that's not your fancy, you just have a huge room.

The earlier version of this listing, the one that didn't sell, began at $4.950M and only cut $50K before expiring. The new start price is $4.499M. More from the official description:

Originally built in 1952 on a 6260 square foot lot, this house includes a cheery front brick patio and grassy yard. Open the Dutch door to find a formal living and dining area complete with cozy fireplace and access to the front brick patio. The remodeled Chef’s kitchen is inviting and spacious, including updated appliances as well as an additional fireplace, breakfast nook with views and a sitting area. The back patio boasts a built-in fire pit and seating area, jacuzzi and access to the subterranean wine cellar. The back of this home contains one of its most unique features– a farmhouse style family room with 4’ tall fireplace, soaring beamed ceilings, and a spiral staircase to a loft. Two additional bedrooms and baths and a convenient laundry room complete the first floor. The second floor is home to a spacious Master suite with private deck, spa-like Master bath and adjacent office area."

659 18th restarts at $4.499M and is open Sat. & Sun. 1-4pm.

3112 Poinsettia3112 N Poinsettia Avenue Manhattan Beach CA (4br/3ba, 1750 sqft.) is not a new listing by any stretch, now finishing its 6th month on market. But with a new price cut to $2.295M, we're starting to see it. (The June start at $2.650M, that was harder.)

The home is a superbly remodeled, different kind of Tree Section cottage on a downsloping lot.

3112 N Poinsettia Avenue Manhattan Beach CAAfter a very high-end flipper remodel, this home sold in Feb. 2014 for $1.875M.

Floorplan features kitchen and living spaces in front on the entry level, with one small bedroom/office and the master, then more bedrooms down. There's nice bonus space opening to the yard. More from the official description:
