Weekend Opens (11/24-11/25/18)

By Dave Fratello | November 24th, 2018

Post-Thanksgiving, we never expect to see a lot of new listings.

However, this is the time when we tend to have relatives and friends visiting. They'll enjoy a nice meal or 13, walk The Strand, see nice sunsets (like the one above), and then:

"Show us some of the really nice houses in Manhattan Beach," they'll say.

So here we go... all of us.

Below are a few of the top-of-the-rack listings in Manhattan Beach holding open houses this weekend. Enjoy!

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Tree Section

709 26th709 26th Street Manhattan Beach CA (5br/6ba, 5120 sqft.) was new in 2013 at the beginning of our current real estate cycle. Selling pre-completion for $3.700M, it was a "wow" that preceded many of the other "wows" that followed.

It was never on the market, so only now you can see what a wondrous combination of beachy and modern the home presents. Open, clean, slick and resort-like, the home is at once warm and family-friendly and also a showpiece.

709 26th Street Manhattan Beach CAThe official description boldly calls the home "a higher dimension of quality and sophistication," and here's a time when we won't quibble much with the salesy language. That's actually on point.

It's a top-tier product, so 709 26th definitely has a chance to sell soon at a big number. They began near $5.5M but are "down" to $4.995M now.

"[A] smooth blend of artful textures and superior materials impeccably paired with a single goal: to delight your senses at every turn... [This] Coastal Plantation home makes you feel as though you’ve entered a higher dimension of quality and sophistication... [L]arge lot on one of the best streets in the highly desired Southwest quadrant of Manhattan Beach’s famed Tree Section. Enjoy quality details like wide plank oak flooring, an elegant dining room with custom hanging light fixture, and a floor-to-ceiling stone fireplace with floating hearth. Rift cut built-ins in the great room are complemented by a large, stone-faced fireplace. Large Nano doors reveal an inviting covered stone patio with fireplace and outdoor TV. Beyond, enjoy a spacious backyard with supreme privacy—hard to find in the Tree Section. A sparkling kitchen has large breakfast nook, matching rift-cut cabinet fronts in kitchen and copious pro amenities. Full party basement has fun-sized great room, movie theater with stadium seating, kitchenette with sink and refreshment refrigerator."

709 26th begins at $4.995M and is open Sun. 2-4pm.

2921 Laurel2921 Laurel Avenue Manhattan Beach CA (6br/8ba, 5960 sqft.) is oversized new construction on a big corner lot.

You may look at it and wonder, isn't that the house that just sold? No - on a very similar corner 3 blocks away, 772 26th (5br/7ba, 5935 sqft.) just sold for $6.525M. That one was a custom 2015 house with a ton of loving, custom details.

2921 Laurel Avenue Manhattan Beach CABy comparison, this home's newer with and extra bedroom, but comparatively much simpler. (It's a spec house.) That's not to take anything away from it. This home checks all the boxes for what new homes are expected to have, including, of course, a vast basement/media room and a backyard that could, possibly, host a pool.

2105 Agnes2105 Agnes Road Manhattan Beach CA (5br/6ba, 4600 sqft.) is a new construction modern that hits a lot of current notes.

It's open, sleek, accented by warm wood flooring and bold materials in places (black "obsidian II" tile, for example). Every detail is intricate and often balances elements (wood, stone, metal) carefully.

Maybe more important than the style details, the home's floorplan has the crowd-pleasing essentials of today's new homes. Not one, but two outdoor rooms - one downstairs off the almost-basement family room, another upstairs dining area on the top (3rd) level, plus a sizable deck.

2105 Agnes Road Manhattan Beach CAYou get 4br on the entry level, plus a sizable guest suite off of the downstairs media room.

Locationwise, it's hard to beat Agnes in the Martyrs area, and this spot is favorable in that the home's top floors look west over a dropping hill and toward rooftops and sunsets.

2105 Agnes Road Manhattan Beach CACuriously, this specific block of Agnes is home to a few other modern homes. You may or may not think of bold moderns in the Tree Section or Martyrs, but on this part of Agnes, it's the norm. (That includes the next-door listing at 2101 Agnes.)

More from the official description:

"This brand new residence takes the concept of warm contemporary design a step forward making a bold mark on the modern luxury market. Situated in the sought after American Martyrs area of the Tree Section, the home takes advantage of an open sight line across neighborhood tree tops to the horizon beyond while capturing picturesque sunsets to be enjoyed year-round. The outdoor living area is a destination spot for taking in the end of the day gathered around the 3-way fireplace."

2105 Agnes Road Manhattan Beach CA"The core of the home is a boldly stated wall of Obsidian II porcelain that meets upon entry and draws the eye directly through to the transitional outdoor spaces and the open views beyond. It sets a commanding presence and functions as an artful design element. Ultra-high end Dacor appliances ... are “smart” appliances: Wifi-enabled for effortless control and optimal performance. 4 beds/3 baths are on the main level and a private guest suite + guest powder room is on the lower level. Step down into a sun-filled retreat that is the master suite. Indulge in the all the custom luxury details offered while escaping the day in the separate soaking tub."

"The lower level finds a media/family room that opens to a large covered outdoor living area centered around a custom water/fire feature. A temperature controlled wine display close at hand. The large backyard is 'pool-ready.'"

2105 Agnes is at $5.450M and is open Sun. 1-4pm.

Sand Section

468 30th Street Manhattan Beach CA468 30th (5br/6ba, 4275 sqft.) is a brand new modern on the plateau (aka "the flats") that's inspired and unique.

It's easy to love the high ceilings on every level, bright living spaces and the full-sized outdoor room just off the kitchen on the top floor.

To account for a slight rise in the lot from front to back, the home was built with some split levels, but this really works, helping to define spaces and ensuring that every room feels voluminous.

Style and materials are top-tier, echoing a mid-century look with completely modern, 21st-century spin. Definitely worth your time to see.

From the official description:

"Sophisticated, Luxurious, Elegant, Opulent, Extravagant and Sensuous all perfectly describe this Stylishly Open Modern New Construction Residence in the Sand Section of Manhattan Beach just 4 blocks from the Pacific... [E]xquisite designer touches... [T]his home features Ocean and Neighborhood Vistas, 5 bedrooms, 5 1/2 baths and is just a short stroll to spectacular restaurants, shops, the most gorgeous Beach in Southern California and award winning Grandview Elementary School. Come bask in the sun on the roofed exterior lounge on the 3rd floor with ocean views, outdoor TV, Fireplace, Barbecue and Bar."

"This spectacular home is located on an enviable lot at the end of a cul-de-sac street with no through traffic and a wonderful neighborhood feel."

468 30th is at $4.695M and is open Sat. & Sun. 1-4pm.

217 1st217 1st Street Manhattan Beach CA (3br/4ba, 2000 sqft.) is a spectacular new modern in the South End with views to the west and south.

It's both sparkling and slick, very bright and somehow serious. The top level, in particular, is a showpiece, with high ceilings, lots of windows and a front deck that can be tied into the main living spaces by pulling away the large glass doors.

217 1st Street Manhattan Beach CAThough the listing has nearly 6 months' worth of DOM, most of those were accrued before the home was ready to show. It's debuting right now.

From the official description:

"Perfectly positioned in the south end, just one block to the beach and a short stroll to downtown Manhattan Beach, these 4 stunning new light-infused contemporary townhomes have it all. Panoramic ocean views as far as the eyes can see - all units have 3 bedrooms and 4 baths, 3 stop elevators, air conditioning, auto shades and spacious decks with OTIMA slider systems.
