Weekend Opens (11/25-11/26/17)

There ought to be an informal nickname for this time of year at the beach as "sunset season." It's been a great few weeks down by the water. This one's from the other night in El Porto.

There are literally no new listings this week holding open houses, so we've chosen to offer you a "greatest hits" sort of list.

Nice & new homes, good options for the money, etc. If you've got relatives or friends visiting, it's always fun to check out the new homes.

116 24th Place116 24th Place Manhattan Beach CA  (3br/4ba, 2000 sqft.) is new construction in a modern style with lots of "wow" details and some views of blue.

While the top floor doesn't feel huge, there is a nifty indoor/outdoor feeling created by the ample balcony's foldaway door setup. Tuck those away and it feels like the whole living room is outdoors.

The views you see today appear to be largely permanent. You definitely get some blue over Strand homes just to the west and a bit more to the north.

2600 Grandview2600 Grandview Avenue Manhattan Beach CA (6br/8ba, 4400 sqft.) is not a new listing, but it's been dressed up with a new MLS # and a reboot to the DOM clock. Since its debut in January, the price is also down $975K, and the property has been offered for rent. (Not currently.)

The home boasts truly epic views ("Grand Views?") from a unique spot at one top corner of the plateau. This is such an isolated and special location, it would not be a surprise if you were unaware of the block or its private, grassy walkstreet. (You know it if you live nearby and have a dog.)

Looming over the Grand View Elementary campus, the home boasts views to the south, west AND east over the whole Tree Section. Hanging out upstairs is a bit like having your own private helicopter, hovering over Manhattan Beach (except quieter).

The home is dialed in, good quality with many of the expected high-end features and current styles. Quirks? A couple: A somewhat isolated den downstairs on the walkstreet, and two bathrooms upstairs next to one another, one a full bath, evidently a leftover from an initial design that called for a bedroom on the top level instead of a formal living room.

Hill Section

912 11th912 11th Street Manhattan Beach CA (6br/6ba, 5100 sqft.) is a very large, recognizably early 90s Mediterranean which has recently been a rental. They've fully spiffed it out with fresh paint & carpet, making it the most it can be without a major remodel or update.

There's a ton of space everywhere, including cavernous first-floor rooms and a monster master suite. The Hill Section location has the caveat of being across the street from a church/school and parking lot.

221 Larsson221 Larsson Street Manhattan Beach CA (3br/3ba, 2050 sqft.) is a nicely upgraded family home on a narrow lot, offering nice city views and a little grassy yard.

Not quite enough yard? Larsson Parkette is just two doors over!

East MB

1345 Voorhees1345 Voorhees Avenue Manhattan Beach CA (3br/2ba, 1751 sqft.) is a sharply remodeled cottage right near Pennekamp and Mira Costa.

1345 Voorhees is at $1.699M and is open Sun. 2-4pm. 

2208 Wendy2208 Wendy Way Manhattan Beach CA (3br/3ba, 1794 sqft.) is a Liberty Village flipper remodel with tons of style and a somewhat larger lot (near 6000 sqft. instead of the typical 5400 sqft. for the LV).

The kitchen/great room is set up at the center of the home and oriented more or less toward the southern side of the home, where you'll find a nice covered patio and wide driveway that would likely be a place where kids would play (bikes, trampoline, basketball, etc.).

We'd really recommend you check out the full set of interior photos (and visit, of course) to better appreciate the combination of contemporary styling and artistic accents that the builders brought to the project.

The location liability is obvious (Aviation side of Wendy), but the home is configured mostly to mitigate that concern, and two tall and full ficus trees in back shield Aviation noise and potential particulates. The master suite is in back, but seemed quiet in our visit.

This home was picked up as an REO back in December last year for $1.200M, and transformed in an inspired fashion to reach its current status. It was no small feat. Here is some more from the (current) official listing description:
