Should you hold open houses on a holiday weekend?

Should you hold them in the rain?

Yes and no. You could argue either way. It might be quiet, but the people who do come might be serious. (We just had that experience last weekend.)

This week's crop of 13 active listings that are posted as open is about 1/3rd of the number we've seen recently – and that is before rain threatens some of them. You can enjoy these online for now, and take your chances in person if there's a break in the weather, or if you've got your galoshes.

Tree Section

1501 Elm Avenue Manhattan Beach CAAt 1501 Elm (2br/1ba, 1000 sqft.) you have this week's only true debut listing.

You can admire the darling paint job that dresses up the little cottage nicely. Custom colors inside give it charm as well. The single bath has been modernized (by which we mean, "recast fully in a slick, modern style that stands out), though the kitchen has not.

For the typical buyer hungry for something – anything – west of Sepulveda around $1.5M, this is the answer. Does it needs stuff? Sure. But it's a decent starting point for just a bit over presumed land value. More from the official description:

"Hardwood floors thru out this adorable home with a cozy decorative fireplace in the living room and an open floor plane [sic] to the dinning room will make this a wonderful place for family gatherings, and cozy nights on the couch. 1501 Elm starts at $1.550M and is open Sun. 2-4pm.

3301 Palm Avenue Manhattan Beach CA3301 Palm (5br/6ba, 4200 sqft.) is new construction emerging late in the season here. In fact, they debuted it sort of without warning last weekend, but you could call this weekend your first chance to plan to stroll in.

You kind of feel like they would have called this one "Plantation" style just a few months ago. Not now. There's simply no label in the official description: not "Beach Coastal," "Cape Cod," "California Contemporary," nothing like that. Home style labels are officially in transition. Here's the official description:

Fabulous brand new construction in Manhattan’s wonderful “Tree Section” neighborhood. .. 3 levels including a basement with a private media room, a full size bar, exercise room and an additional bedroom or home office! Entry level is a massive living space and an adjacent family room with high volume coffered ceilings. Stunning plantation style finishes throughout that is open and basking in natural light. Gourmet kitchen is all set to cook those holiday meals and serve in the spacious formal dining room. Top level has a large master suite plus three secondary bedrooms each with their own bathroom. We've not seen this one yet, but note that with 4200 sqft. (including basement space), it's a step up in size from several of the new construction sold comps that pop up automatically on the listing page here on MBC:

  • 860 27th (5br/5ba, 3500 sqft.) ("Beach Coastal") at $3.275M,
  • 3113 Walnut (5br/5ba, 3320 sqft.) ("one of a kind") at $3.180M, and
  • 3101 Maple (5br/5ba, 3200 sqft.) ("Beautiful Cape Cod") at a possible market-ceiling $3.500M.

3301 Palm begins at $3.699M and is open Sat. 12-3pm and Sun. 2-4pm.

Sand Section

3608 Manhattan Avenue Manhattan Beach CA3608 Manhattan Ave (4br/4ba, 2775 sqft.) is new construction up in the north end with great views. From the official description:

Hill Section

931 Duncan Place Manhattan Beach CA931 Duncan Place (5br/5ba, 4920 sqft.) is custom new construction packed with surprises and thoughtful details. You simply have not seen a Manhattan Beach home quite like this.

Though it's been on the market for a little bit, but it's one of the nicer homes open this weekend and definitely worth a stop if you can get by.
