Weekend Opens (1/13-1/14/18)

We're kicking off 2018, finally, with a good set of new listings. If you're in town here, despite the long weekend, there are some nice options to drop in on.

The floorplan is familiar, rhyming closely with other new construction from around the Tree Section in these past couple of years. A sparkling bright and open kitchen in back features a dining nook and spacious great room, opening to a covered patio and the backyard via foldaway doors.

Also on the main level, at the front of the house, a small formal living room or spacious office is nicely separated from the flow.

3001 Poinsettia3001 N Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3360 sqft.) is not a new listing, but is among the better properties in the Trees today. It's a 2002-built Cape Cod that has gotten a complete, modern update with designer everything from head to toe.

Even the (smallish) backyard has been fully built out for outdoor entertaining.

We'd hope you know the nice block where this home is located. The little stretch of Poinsettia between Valley and 31st may be a bit narrow, but it's got a delightful tree canopy and an abundance of beautiful homes. Call it a micro-micro-market, a little block that the listing describes as a "storybook" street, one where often listings do not last long because people love the location.

3001 N Poinsettia Avenue Manhattan Beach CAAlmost 2 years ago (April 2016), a newer nearby neighbor at 3009 Poinsettia (4br/4ba, 3600 sqft.) sold within 2 weeks for $3.700M, a truly big number presumably reflecting the glamour of that home, a little extra square footage and... location.

They begin near that price at $3.500M for this beaut, hoping to make someone's holiday season. From the official description:

Sand Section

224 29th Street Manhattan Beach CA224 29th (5br/6ba, 5000 sqft.) is a 2001 build on a walkstreet with updates, decks and views, plus an oversized 3150 sqft. lot. (About 17% larger than a typical Sand Section lot.)

Because a bigger lot means a bigger house, that's what you get here: 5000 sqft. And a bonus: There's a separate 1br/1ba unit as well.

224 29th begins at $6.200M and is open Sat. & Sun. 2-4pm.

3105 Vista Drive Manhattan Beach CA3105 Vista (3br/4ba, 2400 sqft.) is a compelling Spanish TH in a fairly quiet North End area. At $2.395M, it's got no competition on the market today, and is priced much like a recently sold twin next door: 3109 Vista, which went for $2.325M in July 2017.

3105 Vista begins at $2.395M and is open Sat. & Sun. 1-4pm.

3621 Alma Avenue Avenue Manhattan Beach CA3621 Alma (4br/3ba, 2500 sqft.) is a sharply redone corner SFR that does, in fact, boast some pretty great views, as advertised. You're mere steps from shops and restaurants, not to mention the beach. A mitigating factor is the (obvious) presence of Rosecrans and related noise.

Hill Section

231 N Dianthus Street Manhattan Beach CA231 N Dianthus (4br/3ba, 2150 sqft.) needs some stuff, but it's got some advantages to begin.

It's going to be hard to find a Hill Section house or anything with 4br and more than 2000 sqft. under $2M, so this is going to get a lot of first looks, at least.

Common areas are limited. The kitchen opens to a modest living room, and there's no dining area. Upstairs next to the master suite is one more open living room with high ceilings.

Bedrooms are mixed around: one near the entry and kitchen/living room, two down a split-level staircase, with one opening to the yard, and the master up top. The master bath is quite small with a stall shower only.

There are no interior photos in the listing now, but our video does capture it (3rd listing).

A major fixer or teardown? It's priced compellingly for either direction. More from the official description:
