Tree Section

It's open, sleek, accented by warm wood flooring and bold materials in places (black "obsidian II" tile, for example). Every detail is intricate and often balances elements (wood, stone, metal) carefully.

Maybe more important than the style details, the home's floorplan has the crowd-pleasing essentials of today's new homes. Not one, but two outdoor rooms - one downstairs off the almost-basement family room, another upstairs dining area on the top (3rd) level, plus a sizable deck.

Locationwise, it's hard to beat Agnes in the Martyrs area, and this spot is favorable in that the home's top floors look west over a dropping hill and toward rooftops and sunsets.

Sand Section

229 19th229 19th Street Manhattan Beach CA (5br/4ba, 4530 sqft.) is a curious but compelling lower walkstreet home. It's not too perfect anyplace, just kinda cool and surprisingly practical.

Whereas new homes tend to have almost no walls, pushing an "open" floorplan, this one has a floorplan that's more... unexpected, unique. That probably traces back to the fact that the home was once a duplex, and the separate units have now been married into one home all over again. Hence, if there are two staircases, if some of the rooms feel like they're "out of the way" or even hard to find, that's an artifact of the prior uses.

Much the same goes for the individual pockets of space up on the top (view) level, where multiple rooms have views and open to one patio or balcony or another.

There's plenty of charm to the whole place. Knowing how MB beach homes get used these days, you can almost imagine this one going as a vacation house to someone local, where its quirks and slightly dated features are all good.

"Family fun," we thought in seeing it. That was easy to imagine.

449 29th449 29th Street Manhattan Beach CA (4br/3ba, 3100 sqft.) is quite obviously a late-80s contemporary, but just nicely polished up and shaded around the edges to help you see it as it could be.

And we'll jump ahead to say: Roof deck!

People always want to know if they can get a roof deck in Manhattan Beach.

No, you can't. That ended [checks notes] in the late 80s.

The home has mostly a reverse floorplan, with 3br and a giant laundry room downstairs, then the master upstairs in back along with ample living spaces. There are good views down the street and over the (currently 1-story) neighbor, and some more from the back.

But if you want views, you're going to the roof deck, right? It's a 360 experience. Fun. (The listing undersells the deck as a 180-degree view. It's actually fun to look east, too.)
