There are no new listings to discuss this week, but we thought to capture a list of some the fanciest and/or most compelling listings out there this weekend. Below are our reviews from prior posts, with updated info on pricing and dates/times for open houses.

Sand Section

504 1st 504 1st Street Manhattan Beach CA(5br/7ba, 5400 sqft.) is new construction in the South End right next to the playing fields of Robinson Elementary.

504 1st Street Manhattan Beach CAFor the Sand Section, the lot size is unusual (in a good way), fully 50 feet wide, allowing for a remarkably suburban feel to this home about 4 blocks from the beach.

You just don't often see common areas as spacious as those in this home unless you go east of the highway. And wait, what's that? An outdoor room? An Actual Yard?

While they were building a huge house, they also decided to add a basement entertaining space and spare bedroom, like you might see these days in a prime Tree Section home.

We liked the very large size of most of the upstairs bedrooms. Two of the kids' rooms look out over the playing fields and treetops, which is kinda fun. The master suite spans the entirety of the front part of the home along 1st St.

504 1st is at $6.499M and is open Sat. & Sun. 2-4pm.

216 Marine Manhattan Beach CA216 Marine / 217 21st Place (3br/4ba, 1950 sqft. & 3br/4ba, 1960 sqft.) are two adjoining new construction townhomes with considerable views. (And a shared wall between.)

216 Marine Manhattan Beach CAIn style, they're familiar, with the beachy-modern "coastal plantation" look. In detail, they're a cut above, with particularly nice choices of materials for counters, lighting and cabinetry. High style with staying power.

The floorplans for each unit mirror each other, with little to no variation. So if you see one, you've seen the other, just with different vantage points for the views.

Picking a favorite is actually a bit of a challenge.

216 Marine Manhattan Beach CAThe rear (alley) unit on 21st Place is $150K less pricey, but has the more coveted south-facing ocean views, including the pier. The front unit's position on Marine offers perhaps bigger views, as Marine is a wide street, putting homes across the way a bit further away. As we visited, we saw Santa Monica and Malibu, pretty interesting views from MB.

Ocean views, in general, are huge, because the two buildings in front are not at maximum height. The well-cared-for building directly in front has a brand-new roof and seems not to be going anywhere any time soon. That would be nice. The 180-degree view of blue is a nice asset for each of these new townhomes.

216 Marine Ave. and 217 21st Place recent re-listed and cut prices, now 216 is at $3.975M and 217 is at $3.850M, and both are open Sun. 2-4pm.

Tree Section

1801 Oak Avenue Manhattan Beach CA1801 Oak (6br/5ba, 5250 sqft.) is some kind of wonderful.

It's everything a new Tree Section home should be, with designer style, ample basement and more and more. It's basically aiming for $5M.

It's also far and away the most ambitious project ever on Oak. (See some comparative details below the description.)

1801 Oak Avenue Manhattan Beach CAThe (now expected) basement entertaining spaces aren't just big, wide, open areas for you to figure out. No, there's a dedicated, tiered home movie theater, built in wet-bar and wine display/storage, plus a family room and spare bedroom. It's all done.

Bedrooms are all well-appointed. One gets a set of sliding barn doors.

1801 Oak Avenue Manhattan Beach CAThe backyard is a Tree Section backyard, mostly hardscape and serving as an outdoor entertaining area with built-in bbq. Oddly, the a/c compressors are in the yard space instead of tucked on the side of the house.

It's all quite an experience. More from the official description, then our notes on comparative properties:

Some misc. thoughts now... Oak is a busy street this year – for sales. The high water mark was reached in March 2019 when elegant 1716 Oak (5br/6ba, 3850 sqft.) closed for $3.175M. And that was on the commercial side of Oak.

The prior 4 years saw 5 sales of $2.7M-$2.950M along Oak. No Tree Section home of any size on a standard-sized lot has ever sold for more than $4.000M.

1801 Oak is still at $4.999M and is open Sun. 2-4pm.

Hill Section

211 John211 John Street Manhattan Beach CA (4br/3ba, 2950 sqft.) is a remodel with master and office upstairs, plus 2br and main living spaces downstairs. It's mostly got a front yard, while the garage is in back on Ardmore. There are some views over the treetops and rooftops to the west and south.

Some parts of the home have been modernized; others are looking for another refresh. There seemed not to be large common spaces. It's efficient.

206 N. Dianthus206 N Dianthus Street Manhattan Beach CA  (3br/4ba, 4400 sqft.) is a large, dated, 1980s Spanish with (old) carpet everywhere, including bathrooms. ("Carpet diem!")

There's no major effort to present it as anything other than a remodel-in-waiting, but the home is clean and offers large bedrooms and common areas. (Really. 3br and 4400 sqft!)

206 N Dianthus Street Manhattan Beach CAWe saw a sliver of horizon ocean view from the front balcony. There's also a (rare) roof deck accessed using a solid, wide ladder that gets you even better views.

206 N Dianthus St. is now down $500K from start, asking $3.288M and it is open Sun. 1-3pm.

East Manhattan Beach

1619 9th1619 9th Street Manhattan Beach CA (5br/6ba, 4950 sqft.) is an ambitious new East MB home in a year of ambitious new East MB homes.

Big, wide-open family room, covered outdoor rooms, more backyard space for a pool, etc. (Pre-plumbed for the pool already.)

Master suite includes a spacious closet and terrific bath.

The first-ever sales of East MB homes over $4M on standard-sized lots have all occurred this year:

1755 8th (5br/7ba, 4835 sqft.) at $4.465M.

1320 9th (6br/7ba, 4900 sqft.) at $4.250M

1643 8th (5br/6ba, 4835 sqft.) at $4.150M.

Now 1619 9th begins at $4.790M. More from the official description:

1776 Voorhees1776 Voorhees Avenue Manhattan Beach CA (3br/2ba, 1622 sqft.) is a daring flipper remodel right on the corner with Aviation. Acquired only back in March for $1.231M, the updated product was initially advertised for $1.650M. It's a tick under $1.5M now.

1801 6th1801 6th Street Manhattan Beach CA (4br/5ba, 3219 sqft.) is new construction now finishing 9 months on market, with price cuts of nearly $500K over that span.

The home is on a corner lot with some different style.
