One of our favorite times of year is, well, now, in part because the real estate can be fun. 

If we're not traveling, we often have guests who are looking for things to see and do. Showing them some of Manhattan Beach's finest listings on the market can be a fun pastime.

In that spirit, we've selected a few newer listings that pop and which have open houses this weekend, so maybe you can show friends and family. Who knows? Maybe you'll end up with new neighbors!

Sales above $10M in the Sand Section for a single-lot home have generally been reserved for Strand properties, although a couple of walkstreet homes have hit great heights. Most recently, newer ('19) construction at 221 19th (6br/7ba, 5650 sqft.) sold for $12.800M in Aug. 2023.

This property doesn't have the basement but does have the big views and elite-level design and finishes. One to watch.

2400 Alma Avenue, Manhattan Beach, We last saw it sell in July 2022 ($4.550M), and current photos show at least some strategic updates since then – a designer update of the kitchen, for instance.

The home was not put on broker tour Friday, so we can't fully assess the range of updates since purchase, and how they may related to the current markup over acquisition.

There's a basement to add extra square footage, a modest backyard, and nice horizon-line ocean views from both the front and (currently) from a large picture window in back.

The top-floor family spaces are wide open, with high ceilings, and features and fixtures that are typical of current design trends.

There's a substantial side yard along the eastern edge, too, meaning Redondo seemed not to be a factor from the first-floor living spaces.

19 Chatham, Manhattan Beach,  19 Chatham (4br/3ba, 2972 sqft.) is one of two Manhattan Village SFRs (the "Estate Homes") to hit the market this week. Both are "Plan 4" units "flipped" from the standard floorplan, for what that's worth.

19 Chatham, Manhattan Beach, This one has relatively recent upgrades to the kitchen, warm hardwood flooring downstairs where they appear to have removed the original "sunken" living room feature – bringing all to one level – and there's even one of those tube-style elevators.
