Weekend Opens (1/14-1/15/17)

When the rains wash through, the views in Manhattan Beach only get better.


As we go to press here Saturday, inventory is only at 70 listings, same as on Jan. 1, but it sure feels like there has been a steady drumbeat of new listings since the first of the year.

That shows in this weekend's new set of open houses: up to 29 listings this week, already. By the time true real estate "Spring" has broken out, look for 40-50 open houses per weekend soon enough. (Is that a prediction, Dave?) 

Our video this week features two hot properties that are not publicly open: 100 Manhattan Ave., an unbelievably glamorous new modern with high ceilings and great views (not on the MLS), plus 1240 5th, which is on the MLS but not opening up to the public. We also see 1315 9th and 1 Tiburon Ct. Here's the video:

Tree Section

2615 Laurel Avenue Manhattan Beach CA2615 Laurel (4br/4ba, 3100 sqft.) might be easy to overlook because it's a 2003 Mediterranean, and the style has faded in popularity. But this custom build deserves a look, as it's got a bit more art and difference to it.

The front patio has treetop and (they say) mountain and Hollywood sign views on a good day, while a a bright courtyard on the south side of the house makes for an inviting al fresco dining spot.

If the design is a bit compartmentalized, at least you can say there are lots of individually defined spaces to go in what's not a large home (at 3100 sqft.). You might even miss the dedicated office just off the front living room.

Of the elements wanting updates, the master bath seemed most pressing, while you could roll with the kitchen's old world style. More from the official description:

2615 Laurel starts at $3.199M and is open Sun. from 1-4pm.

599 35th Street Manhattan Beach CA599 35th (3br/3ba, 3075 sqft.) is a tight, well-executed recent remodel with a bright and wide-open feeling through much of the common space.

Layout features two oversized bedrooms downstairs and a master suite upstairs. The kitchen is off to one side but fairly open to living spaces at the front and back.

We won't go too far in reviewing this one since it is up to you to evaluate pros and cons of this one in our "Bet the House" contest.

But it is worth noting that a neighbor directly across busy Blanche Rd. just closed for a surprisingly strong number: 3500 Blanche at $2.595M.

599 35th starts at $2.495M and is open Sat. and Sun. from 1-4pm. 

1820 John Street Manhattan Beach CA1820 John (4br/5ba, 4125 sqft.) is not a new listing, but it has become newly compelling with a second recent price cut of $200K to $3.100M, now well below the start price of $3.500M. For such a large, remodeled home on a great block, you're looking at a home that now may be at or below replacement cost. Doubtful that this one lingers too long this Spring.

Sand Section

2600 Grandview Avenue Manhattan Beach CA2600 Grandview (6br/8ba, 4400 sqft.) boasts truly epic views ("Grand Views?") from a unique spot at one top corner of the plateau. This is such an isolated and special location, it would not be a surprise if you were unaware of the block or its private, grassy walkstreet. (You know it if you live nearby and have a dog.)

Looming over the Grand View Elementary campus, the home boasts views to the south, west AND east over the whole Tree Section. Hanging out upstairs is a bit like having your own private helicopter, hovering over Manhattan Beach (except quieter).

The home is dialed in, good quality with many of the expected high-end features and current styles. Quirks? A couple: A somewhat isolated den downstairs on the walkstreet, and two bathrooms upstairs next to one another, one a full bath, evidently a leftover from an initial design that called for a bedroom on the top level instead of a formal living room.

East MB

1315 9th Street Manhattan Beach CA1315 9th (6br/8ba, 5585 sqft.) is a bright, open, modern "coastal plantation" style home that takes full advantage of its 50' wide, upsloping lot, burying the garage and allowing for a feeling of true spaciousness inside. Solid quality and all of the expected materials for a current home.

Views over rooftops and treetops to the south are nice; the north sees the hill rise up, with some older homes in view.

The listed square footage is positively enormous.

1315 9th starts at $3.700M and is open Sat. from 1-4pm. We wouldn't be surprised to see a Sunday open house, too, but it's not listed with one in the MLS at the time of this post.

1 Tiburon Court Manhattan Beach CA1 Tiburon Ct. (3br/3ba, 1975 sqft.) is so far beyond what we can use words to describe when saying it is "remodeled," it really requires an in-person look.

Just last year, when nearby 1 Coronado Ct. came to market (and sold for $1.400M), we thought that you could not see a more thorough, head-to-toe re-imagining of one of these 1980s original units. Turns out, this one had been completed prior, just not brought to market. 

1 Tiburon Court Manhattan Beach CAUltra-modern, ultra-custom, truly smashing. It gives you a vision of what the Village could become, over time, as the doldrums of dated units give way to inspired re-dos.

We'll mostly let the photos and listing description speak for themselves, but it's worth noting briefly that the master bedroom has no doors right now, and one of the upstairs bedrooms is built out as a dedicated office, also with no door. This was how it worked for the people who did the remodel; you may have other ideas. More from the official description:

1 Tiburon starts at $1.490M and is open Sat. and Sun. from 2-4pm. 

Worth noting: Comparable and nearby 31 Coronado Ct., also highly remodeled, but a middle (not end) unit asking more ($1.600M), is also open this weekend. They actually post 10am-4pm Sat. and 10am-3pm Sun., making for a very long day for whoever is sitting the open... maybe they meant 1pm each day?

1535 11th Street Manhattan Beach CA1535 11th (3br/2ba, 1750 sqft.) is a fixer cottage on a 6500 sqft. lot near the parks. From the official description:

"Fantastic opportunity steps from Manhattan Heights Park and Rec center & a quick walk to Pollywog Park [sic]... With some upgrades and personal touches, this home will surely wow the masses. This big lot comes with a long driveway for plenty of parking, and a large yard with an orange tree and enough space for a pool and built-in BBQ. The current home is very spacious with 1,745 sq ft and plenty of room for imagination."

1535 11th starts at $1.599M and is open Sat. and Sun. from 1-4pm.
