Weekend Opens (11/4-11/5/17)

 With the change in seasons, the open-house count is only in the 20s this weekend.

We do have 3 new listings to tell you about, though, plus a fourth that is just a treat to see for most of us who don't have the $7M budget needed to get it.

East MB

The kitchen is very new and consistent with today's tastes, while that baths bear the hallmarks of a remodel around 10 years ago, not quite matching in style.

There is a sizable patio on one side of the house set up for an outdoor living room, complete with TV. More from the official description:

2208 Wendy2208 Wendy Way Manhattan Beach CA (3br/3ba, 1800 sqft.) is a Liberty Village flipper remodel with tons of style and a somewhat larger lot (near 6000 sqft. instead of the typical 5400 sqft. for the LV).

The kitchen/great room is set up at the center of the home and oriented more or less toward the southern side of the home, where you'll find a nice covered patio and wide driveway that would likely be a place where kids would play (bikes, trampoline, basketball, etc.).

2208 Wendy Way Manhattan Beach CAWe'd really recommend you check out the full set of interior photos (and visit, of course) to better appreciate the combination of contemporary styling and artistic accents that the builders brought to the project.

The location liability is obvious (Aviation side of Wendy), but the home is configured mostly to mitigate that concern, and two tall and full ficus trees in back shield Aviation noise and potential particulates. The master suite is in back, but seemed quiet in our visit.

2208 Wendy Way Manhattan Beach CAThis home was picked up as an REO back in December last year (here's the past listing) for $1.200M, and transformed in an inspired fashion to reach its current status. It was no small feat.

233 S Meadows Avenue Manhattan Beach CA233 S. Meadows (4br/6ba, 5575 sqft.) is not a new listing (it's over 250 DOM), but they are down $1.5M from start and hoping to find a buyer. It's a while since we saw an open house posted there, but since there is one this weekend, we thought to mention it here.

This a large custom modern sprawling over a 14,000 sqft. lot. High ceilings, floor-to-ceiling windows, a slick Hollywood vibe to the outdoor/pool area plus impeccable decor make this an absolute showpiece.

Whether or not you've got the ~$7M to get the keys, this one is definitely a home to see and appreciate. More from the official description:

Hill Section

711 Larsson711 Larsson Street Manhattan Beach CA (4br/2ba, 1800 sqft.) is a fairly large single-level home with a 1950s vintage and some updates.

There is a center hallway all the way back to the spacious yard (the lot at 6875 sqft. is pretty big for the Hill Section).

There is a lot to do still to fully upgrade the home, such at tackling the baths.

Location-wise, it's no secret that this home faces the rear of the building that is set to become the new Gelson's. That project's organizers have sworn to keep the existing commercial structure where it is and to mitigate traffic by pushing it to 8th St. and Sepulveda only. So if all goes according to plan, there could be limited impact. (Consider the impact from a former use of the commercial site: It was a car dealership with test drives going on all over the neighborhood.)
