Weekend Opens (11/9-11/10/19)

Inventory is slipping into the low 90s, while the temps surprise us by hitting the 80s. (Oh, hi there East Coast!)

More than half the listings out there are inviting you to visit this weekend: 48 of the 93 listed property have open houses.

The newest are featured below, including 1404 5th, new construx at 1607 Nelson and a rebooted 1305 Church. Meantime, the Tree Section Craftsman at 1732 Poinsettia appears in our video below, but shows no open houses:

East Manhattan Beach

The condition is very clean but almost entirely original, which means pale travertine for some flooring and baths, off-white carpet throughout most of the house (plus an earthier shag in the family room), granite counters in the kitchen, and so forth.

Floorplan features an office up front with glass barn doors to close it off from the living room, a guest bedroom on the main level, and spacious living areas in the back, including a large kitchen.

Tree Section

628 35th628 35th Street Manhattan Beach CA (4br/2ba, 1912 sqft.) is a classic of the genre, an older Tree Section cottage on a street-to-alley lot that was added onto "just enough" over the years. It's midsized overall, with an attractive guest unit over the garage.

The sellers haven't had time to do all the usual prep one expects (de-cluttering, painting, staging etc.), but you can see the home and the opportunity.

1305 Church (4br/5ba, 3095 sqft.) is an artfully crafted Spanish, a 2008 build not only inspired by the style, but trying very hard to be faithful to a timeless look & feel.

You may recall this property from a Summer listing that didn't result in a sale. They began then at $3.099M and cut to $2.899M. The new listing (with different agents) is at $2.898M.

In general, it is daring to go with as much color and pop as they have with the tile work outside, in the kitchen and the baths, because if you go too far, it's just busy. Here, we've found it enveloping, gorgeous.

Since the time of the most recent listing, the home's been painted white throughout and staged with a much lighter, beachy touch, sacrificing some of the Spanish-first flavor from before, but perhaps making the home more accessible overall.

The home is in the Tree Section but in the district where lots are smaller (~3000 sqft.) and the new zoning standards would allow 3-story homes. Here it's really a 2-story home with a basement home theater and 4th bedroom. There is a small back patio rather than a yard.
