We have another busy weekend here, with the local real estate market arguably heating up a little sooner than normal.

Our video captures several listings in a tight, 6-minute package, and we've got reviews of several new listings below:

Tree Section

2605 Pine  2605 Pine Avenue Manhattan Beach CA(4br/4ba, 3325 sqft.) is a late-90s home with a Mediterranean feel inside, and, thanks to its partly shingled exterior, something of a different look outside - is it beachy, or French Country, or... ?

Where this one stands out is simply in being a lot of Tree Section house for the money, at a simple $2.400M, it's as if the sellers decided they're just not going to mess around. Its comps have closed recently in the $2.250M-$2.500M range, mostly right in the middle.

2605 Pine Avenue Manhattan Beach CAThe home lacks a 5th bedroom/guest room downstairs, has a split-level design that dates it somewhat, and might benefit from updated flooring and cabinetry, etc. Several rooms feature wallpaper that a buyer might or might not want to keep. So, you can do some work to customize, but the home presents clean and ready now if you just need 4 walls and a roof.

We have to give some credit to a creative and fun listing description. For instance, echoing the way many listings are portrayed as close to the beach, no matter where they are in the ZIP code, the listing says:

"And steps to the beach...It's a little over a mile, so that's say...4500 steps+/-?"

And that little balcony in front?

"[T]here's also a 'speech balcony' off the front bedroom for Streetside Speeches."

3524 Laurel Avenue Manhattan Beach CA3524 Laurel (5br/5ba, 3200 sqft.) is back after a try on the market last year, with a price roughly $250K lower than the sellers' first ambitions.

It was built in 2011 on this lower block near Rosecrans with the ambition to be a modern Spanish. It's nicely crafted outside in that style.

Custom paint colors are not always easy to appreciate, because they are, by definition, someone else's taste. But here, the deep gray/blue of the main living spaces, warm browns of the dining room and naturalistic, almost Craftsman-style green of the family room might all have a fair shot at holding your attention and gaining your appreciation.

Added wainscotting and other white cabinetry may be more in the "coastal" style vein than Spanish, but it is pleasant. Nicely done.

There's a sizable and pleasant backyard, more than you often get in the Trees, with built-ins to make outdoor living/entertaining a reality.

757 Manhattan Beach Boulevard Manhattan Beach CAThere is a "Grand Opening" of sorts this weekend at a new complex of 5 units at the very entry to Manhattan Beach.

756 Center Place (3br/3ba, 2180 sqft.) at $2.275M

757 MB Blvd (2br/3ba, 1985 sqft.) at $2.025M

759 MB Blvd (2br/3ba, 1815 sqft.) at $1.925M

761 MB Blvd (2br/3ba, 1853 sqft.) at $2.145M

The most obvious point to make on these is that the new development has transformed the "gateway" to Manhattan Beach in a very positive way. It's almost like a gift to the city to have some of the older, boxy stucco buildings removed and replaced with state-of-the-art style and construction.

760 Center Place Manhattan Beach CAOf course, these new townhomes weren't built as a civic contribution, but as a profit-making endeavor. So, they'll need buyers.

With a walkable location, beachy style and that ever-sought character of being new, these homes will draw interest. You really can't get anything approximating what they offer at these prices west of Sepulveda.

Sand Section

417 5th 417 5th Street Manhattan Beach CA(4br/5ba, 3625 sqft.) is a flat walkstreet Cape Cod and... need we go on?

This is the sort of home people wait for, hope for, don't see, then act upon when it comes.

This specific house was given a stylistic update from a (presumably) more neutral original look (it's a 2005 build) to a sharper, almost artsy look with dark, high-polished floors, black countertops in the kitchen and master bath, along with other high-contrast materials.

The natural wood ceiling in the master is a special detail, almost a work of art.

But there's no arguing the basics of the house: Crowd-pleasing pleasant, well-built, and on a quiet block of the treasured walkstreets.

708 Manhattan Beach Blvd Manhattan Beach CA708 MB Blvd. (2br/3ba, 1450 sqft.) is a condo in a sizable building along busy MB Blvd., but this unit is far in the back, with unobstructed southern & western views toward Palos Verdes, over the rooftops of lower Hill Section homes.

We know this building, but haven't yet encountered a remodel of one of the units that is as inspired, smashing and almost "industrial" in its bold modernity.

Views are considerable, not only from the main living floor and kitchen/dining area, but also from a bonus top-floor loft/living area. Nice!
