Tree Section

593 27th593 27th Street Manhattan Beach CA (3br/3ba, 2750 sqft.) is a midsized custom modern remodel in a superb location west of Blanche and near Grand View elementary.

Despite its lesser overall size, it's among the most compelling and unique offerings in the Trees now.

593 27th Street Manhattan Beach CAThe first floor consists of a small formal living room, family room/media room, dedicated office and open kitchen/great room in the back, with lots of windows and sliding doors opening to the artfully crafted backyard.

Design of the great room is thoughtful and efficient in ways that an engineer type could easily appreciate. A wall of cabinets, for instance, is more than enough to make up for a lack of a separate walk-in pantry. It's well-organized.

593 27th Street Manhattan Beach CAIn a corner of the great room, a small buffet/wet bar makes great use of a corner space that easily could have been forgotten, with just a wall in its place.

That backyard is set up for entertaining, with some grass up a few steps. The whole yard was carefully planned and executed at a high level as an extension of the living spaces.

The master suite is warm, and neither too big nor too small. Its bath has a beachy feel that somehow doesn't break from the overall soft modern vibe.

This is quite a combination.

593 27th Street Manhattan Beach CAAt around $1,000/PSF, it's not out of line with what you see all over the Tree Section. Rare, however, are 3br homes in the Trees, where larger family-size homes predominate. The $2.699M asking price falls somewhere between this year's modern-revival 3br at 2413 Palm (3br/2ba, 1800 sqft., $2.450M) and another 3br sale last year at 628 Marine (3br/3ba, 2800 sqft., $3.100M in Oct. '17).

More from the official description:

593 27th Street Manhattan Beach CA"[O]ffers a large, private backyard with a custom fire feature and two sets of doors that open to the kitchen and dining areas, making for a fluid entertaining experience. The home is set back privately from the street and sits high on the lot offering enjoyment of a quiet, open feeling. Upon entry, two-story ceilings draw in abundant natural light making a cheerful first impression."

593 27th Street Manhattan Beach CA"The formal living area is a great place to gather around a cozy fire, while the family room is close at hand for the younger visitors to enjoy games and movies. A custom built home office could offer a potential 4th bedroom space. Step down into the expansive kitchen and dining areas which open dramatically to the yard beyond. The sleek, streamlined kitchen offers SubZero, Bosch and Wolf appliances, a built in pantry, appliance garages and plenty of counter and cabinet space. Gather around the large center island for casual entertaining. A custom wet-bar area is within convenient reach. A beautifully updated 3/4 bath is also on the main level. The bedrooms are located on the upper level, along with the laundry room. The master enjoys a walk-in closet and a charming, Nantucket-inspired master bath complete with bead board detail and built-in linen storage. An ideal location for anyone with a commute: close to freeway access and LAX, still within just a few minutes of the beach and all the downtown activity.

593 27th is at $2.699M and is open Sat. & Sun. 1-4pm.

3528 Poinsettia3528 N Poinsettia Avenue Manhattan Beach CA (3br/2ba, 1550 sqft.) is an incredibly slick, recently completed total overhaul of what is still, recognizably, an original 1950s cottage.

3528 N Poinsettia Avenue Manhattan Beach CANot a single detail is original, just the basic floorplan, but even then, you will find it easy to appreciate a strategic expansion here or there, and the capture of the side yard and garage for extra living space and outdoor living space.

3528 N Poinsettia Avenue Manhattan Beach CAIt's buttoned up and just about perfect. The challenge here will be location, fairly near Rosecrans and a somewhat noisy part of the refinery. But then, you might have said much the same about 3528 Maple (3br/3ba, 1775 sqft.), which was nice but not near this level of detail, but Maple sold immediately over asking at $1.950M just a few weeks ago.

More from the official description:

The bi-fold door system connects the family room to the outdoors for true California outdoor living. In the main bath, all the walls tiled in Zellige tile, floating double vanity and oak floating shelves and all faucets by Watermark. 3620 Poinsettia3620 N Poinsettia Avenue Manhattan Beach CA (3br/2ba, 1350 sqft.) is the most original of the Tree Section cottages to emerge this week. Take note of the address; it abuts Rosecrans.

From the official description:

"Newly Painted and Freshly Landscaped this cute 3 Bedroom 1.75 Bathroom House has Hardwood Floors, Vaulted Ceilings, Skylights, a Fireplace, Forced Air Heating, Ceiling Fans, French Doors, Granite Counter-tops in the Kitchen, a Formal Dining Room, Patio, Private Backyard with New Grass and Automatic Sprinklers, Direct Garage Access. Not included in the Sq. Ft. is the Formal Dining Room which is an additional 180 Sq. Ft.(It was added on legally in 1990 but the city is referring to it as a sun room)."

3620 Poinsettia is at $1.499M and is open Sat. & Sun. 1-4pm.

East Manhattan Beach

1755 8th1755 8th Street Manhattan Beach CA (5br/8ba, 4840 sqft.) is the first of 3 new homes being completed along what was once a triple lot near the end of 8th St. at Harkness.

A newly built home just 7 doors down the block at 1721 8th sold in October for $3.950M, setting a new, all-time record for highest sale for new construction in East Manhattan Beach. (Among those with conventionally sized lots.)

Now 1755 8th begins $1 million higher.

[checks notes, checks math]

Yes, $4.950M. That's $1 million higher.

1755 8th Street Manhattan Beach CAThe argument they'll make for the price has to do with rich and extra details poured into the custom project.

Do take another look at the comp at 1721 8th, though. It's no slouchy spec house. Lots of care and detail there, too.

1755 8th Street Manhattan Beach CAOf course, this one is all a little bit hard to assess, as the home is not 100% complete. The pool's full of water, but the kitchen lacks some appliances. The home isn't staged yet. You get the sense that with the calendar flipping to December, and heaven-knows-what awaiting in next year's market, they wanted to get this out on the market quickly to get a little exposure before the holidays, just in case.

1755 8th Street Manhattan Beach CAA note on the floorplan. Everyone loves the open concept for the main floor, opening to the pool, yard and cabana, plus outdoor room. You love the basement bonus space. Upstairs, bedrooms didn't seem too large. One has double-doors opening to the stairwell, just a bit unusual.

And you know how we sometimes note a master suite that is over-the-top huge and splendiforous... hey, they're trying to sell the house to the master, after all. Well, here you don't have that issue. Both the master bedroom and its closet (!) are of modest size and scale.

1755 8th Street Manhattan Beach CAMore from the official description:

"Built in the British West Indies Colonial style, this custom 4,836 sq. ft. home sits on a 7,500 sq. ft. lot, across from beautiful 8th Street Park. Premium finishes and fixtures combined with rich mahogany accents and a dynamic and open floor plan. 4-zone smart HVAC system. Control4 whole home automation. Outdoor living with stone balconies, heated terrace, outdoor Korean-style BBQ, plush artificial grass, 200 sq. ft. cabana with ipe decking, pool and spa. 750 sq. ft. 4-car garage. Children’s study and mess areas. Prewired home projection 120-inch theater. Come and see an ambitious build that beams with unique character at every hour of the day."

1755 8th is at $4.950M and is open Sat. & Sun. 1-4pm.

2104 Manzanita2104 Manzanita Lane Manhattan Beach CA (5br/4ba, 3550 sqft.) is a refreshed late 1990s Mediterranean in Liberty Village.

All bedrooms, most of them very large, are upstairs.

From the official description:

2104 Manzanita Lane Manhattan Beach CA"[W]onderful family home located in the heart of Liberty Village. As you enter the 3500+sf home, you are greeted by an abundance of natural light and beautiful light wood floors. The open floor plan is ideal for keeping an eye on your kids, while providing a dining room and formal living room for entertaining. The kitchen is truly the heart of this home and has a spot for everything with a generous amount of storage space, granite counter tops, stainless steel appliances and an eat in kitchen nook. Heading upstairs you will find five large bedrooms with vaulted ceilings adding to the feeling of space and light. Three of the bedrooms have walk-in closets and two bedrooms share a jack-n-jill bathroom. With air conditioning and a large backyard perfect for kids and entertaining, and separate laundry room and attached garage, this home is the full package!"

2104 Manzanita is at $2.349M and is open Sat. & Sun. 1-4pm.

707 S. Redondo707 S Redondo Avenue Manhattan Beach CA (3br/2ba, 1559 sqft.) is a very custom, very dated and quite neglected older home. They promote it here as a "charming fixer," but one would fix it for old time's sake, as a piece of living history. The value is obviously in the land.

707 S Redondo Avenue Manhattan Beach CA707 S Redondo Avenue Manhattan Beach CACheck out the new construction going on at the adjoining corner lot at Mathews/Redondo. The squarish lot, much like this one, allows for a large L-shaped home around a large southwest corner yard space. That's different.

From the official description:

"This charming fixer in Manhattan Beach is ready to be transformed into the home of your dreams! The huge 7500 sq ft lot is packed with potential, bring your builder! Enter the property through a large front courtyard with in-ground jacuzzi and brick details. The existing home features 1 bed, 1 bath and tons of open living space. There are rooms that could easily be converted to bedrooms and easily make it a 3 bedroom home. Antique finishes, door jams, fireplace and built-ins adorn the home. The library and office area could easily be converted into additional bedrooms. The main living room is spacious and smoothly transitions to the dining room and Kitchen with commercial grade stove and a generous walk in pantry. Toward the back of the home enjoy a separate family room with plenty of space and connected library. The large backyard offers two water feature areas and with some TLC could be enjoyed as your private oasis. On the lower level of the home is a studio with 3/4 bath and private entrance could be a great guests quarters or roommate rental."

707 S. Redondo is at $1.495M and is open Sat. & Sun. 1-4pm.
