You know it's really getting to be that time of year when the city of Manhattan Beach is ready to blow stuff up. 

Fireworks, we mean.

If you were new to MB last year, you may have been bummed out by the early-launched, rain-soaked Holiday Fireworks show.

No such issue this year, if current weather trends hold through Sunday night. And we're getting an "extended finale," according to the good news over at DigMB.com. Music downtown starts Sunday at 4:00pm with the totally awesome you-will-miss-them-if-they-ever-go Hyperion Outfall Serenaders, and continues through the 7:00pm rocket launches.

Tree Section

1801 Walnut Avenue Manhattan Beach CA1801 Walnut (5br/5ba, 3150 sqft.) is Tree Section new construction. (It keeps coming.)

People say, and show, that they want an "open" floorplan. This one challenges you to take that fully seriously. As with its near-twin, 2001 Oak, which sold in September for $2.800M, the layout features a first floor with almost no differentiation of spaces. Everything is open to everything. (Well, there's a hall closet, a guest bedroom and walls enclosing the bath.) It continues back to a small and fully outfitted back patio with firepit.

Some of the finishing details are a significant step up from 2001 Oak, as is the location, which is a partial explanation for the substantially higher start price of $3.399M. More from the official description:

"Situated in the highly desirable Tree Section lies this brand new 'Planation-style' home [sic]... [T]his property has the most open and functional layout you will find in the Trees. 3600 Pacific Avenue Manhattan Beach CA3600 Pacific (4br/3ba, 3300 sqft.) is an early 1990s Spanish with a substantial amount of space, small back patio and challenging location near the end of Pacific at Rosecrans. The listing calls it a "[r]are opportunity" and "the essence of Manhattan Beach living at its finest." OK.

"This spacious home features a magnificent formal living and separate dining area, great room with chef’s kitchen, vaulted ceilings, aquarium, hand painted wall art; large master bedroom suite with double facing fireplace and Jacuzzi tub with separate shower. 3 additional bedrooms with 2 full baths (including a bed/bath on first floor) 2 car attached garage and private backyard perfect for entertaining... 3600 Pacific starts at $2.195M and is open Sat. and Sun. from 1-4pm. 

3508 N Poinsettia Avenue Manhattan Beach CA3508 Poinsettia (5br/3ba, 2275 sqft.) is not exactly new to market, but it's been a long time since you may have seen it last. The property ran 6 weeks in Summer and drew an offer in early September, and has been stuck in escrow ever since.

Alas, that deal did not work out and the property is back at a somewhat inopportune time of year. But that doesn't change what it is: More space for the money than you can typically find west of the highway, a quirky floorplan resulting from staged additions over the years, plus a pool (!). From the official description:

"Tree Section charmer. Enter though french doors to the family room featuring beachy vaulted open-beam ceilings, wood floors, a fireplace and dining area. Just beside the family room is the recently remodeled kitchen highlighted by Caesarstone countertops, Thermador range and dishwasher, recessed lighting and freshly painted open-window cabinets. 3508 Poinsettia starts at $1.595M and is open Sat. from 12-2pm. and Sun. from 1-4pm.

664 Rosecrans Avenue Manhattan Beach CA664 Rosecrans (2br/2ba, 625 sqft.) is just a little bit of house with a lot of thoughtful remodeling applied.

It shows as 2br but you have to account for the fact that one used to be the garage. So there's that.

Very nice baths are attached to each bedroom. The kitchen is a little galley that's updated. The living room opens to a huge yard. Want to take a soak? There's a hot tub set up against the fence at Rosecrans.

This home has been listed in 3 short bursts earlier this year (the former agent had a penchant for bogus re-lists). The price is a tad lower as the seller is trying to show motivation. Is this what someone needs?

664 Rosecrans starts at $1.149M and is open Sat. from 12-3pm. and Sun. from 2-4pm.

Hill Section 

917 Highview Avenue Manhattan Beach CA917 Highview (5br/5ba, 6350 sqft.) appears to be having its first-ever public open house.

In an "Insider" post here the other day, we called 917 Highview "the quintessential Hill Section estate," with "Beverly Hills ambition, with enough space to spread out a wide and sprawling home plus pool, sports court and party cabana."

Price obviously held it back: $8.350M. It has been recently re-listed and the price adjusted to $7.550M. One to see. Fun to see. More from the official description:

"Sprawling down the north western slope on one of the Hill Sections largest lots (12,238s.f.), is a magnificent 6,352s.f. 5 bdrm, 4.5 ba Coastal Mediterranean home with an additional guest home/pool house. This home was originally constructed in 1989, but was completely gutted in 2006 & updated with exceptional quality finishes. 917 Highview is at $7.550M and is open Sun. from 1-4pm.

Sand Section

445 21st Street Manhattan Beach CA445 21st (3br/4ba, 2650 sqft.) is a new modern-style TH on a wide lot whose views toward the Martyrs steeple and over the baseball field at Live Oak Park (Dorsey) are interesting. This particular spot doesn't seem to have the feeling of crowding or density that one might expect in the Sand generally, and on 21st in particular.

The build is tight and confident, but we'd prefer to see it furnished to have some soul. Also, while we don't doubt that the size is notably bigger than the typical 1900-2100 sqft. for a Sand Section townhome, it's hard to really "feel" that extra space. You still have 1br on the garage level, two in the middle and one open living space up top. Probably they are all just a bit bigger than you'd get in a more conventional TH floorplan, with the master bath and closet getting more generous space here than expected.

"Brand new contemporary townhome located in one of the most sought after areas of Manhattan Beach... Enjoy cool ocean breezes on the oversize balcony along with some ocean view... This home features a 3 stop elevator, custom windows, air conditioning, tank less water heater and water conditioning system."

445 21st starts at $3.649M and is open Sat. and Sun. from 1-4pm.

448 21st Place Manhattan Beach CA448 21st Place (3br/4ba, 2275 sqft.) is the twin back unit for 445 21st.

From the official description:

"This brand new townhome ... features two large balconies offering plenty of outdoor space. Mid level Master bedroom features large walk in closet, in-suite bathroom with separate bathtub and shower and dual sinks. Mid level also has additional bedroom with its own bathroom. 448 21st starts at $2.899M and is open Sat. and Sun. from 1-4pm.

East MB

225 Aviation Place Manhattan Beach CA225 Aviation Place (3br/3ba, 1650 sqft.) is the 5th unit in the "Manhattan Pointe" complex of rowhouse-inspired townhomes just east of Aviation Blvd. to come up for sale this year. That's pretty startling after a full 4-year drought.

There were 5 public-market sales in the complex in 2012, all with 7's in front. Values rose in between.

A nicely upgraded unit at 301 Aviation Place started the year at a bold $1.075M, apparently the first listing ever to ask more than $1M in the complex, and sold for $1.077M. No one has repeated the feat.

213 Aviation Place came out later in February at $1.049M, but quit without selling. 209 Aviation Place came out in March at the same price, but "settled" $100 short at $999,900 in a sale closing in May.

207 Aviation Place tried to sell twice this year but recently dropped out, having sought $1.019M each time.

Now 225 Aviation Place is asking $1.050M, the second-highest-ever asking price. For now, it's got the field to itself. More from the official description:
