Weekend Opens (12/12-12/13/15)

People think a beach town is all about Summer, but right now, it's a quintessentially Manhattan Beach weekend, with the MB Yuletide 5K on Saturday evening and the huge fireworks show Sunday. (Yes, rain or shine.)

MB Confidential has been the sponsor of the 5K for a few years running now, because it's such a signature local event. If you haven't seen it or participated, it's still not too late to come down and register – or just watch – before the 5:30pm start Saturday.

Here's DigMB's rundown of the lineup of activities for Sunday leading up to the first fireworks launch at 7:00pm.

East MB

1321 5th Street Manhattan Beach CA1321 5th (4br/4ba, 3500 sqft.) is the week's only truly new listing that's open for the weekend.

It's a classic, mostly single-level ranch house with a sprawling feel.

The 10,000 sqft. lot, a bit pie-shaped at the end of a cul-de-sac, is 155' wide at the back, and you do feel the extra width in the way the house just goes on and on in both directions off the entry.

Style-wise, each room has gotten its fair share of updates – evidently from a major customization and remodel in 2004. The home is conventionally pretty, clean and shows well as a move-in-ready home. If you happen to have a soft spot for ranch houses, it's easy to say this one feels simply like a warm home.

Of the 4br, 3 are downstairs along one wing. A full-size bonus room accessed through the garage makes for an attractive media room. (For some reason, we were thinking "band practice!") The open and large kitchen is the highlight of the main living areas, but you also find both a large family room and a formal living room as places to spread out.

The master is on an added second floor, with a nice bath, plus a wall's worth of closets in the room and a long walk-in closet as well. There are views from the master due east over rooftops, as the 5th St. cul-de-sac is essentially the crest of a little hill.

Despite the vast lot size, there's not a ton of outdoor space. Mainly it's a medium-sized yard off the north side of the house off the family room.

1321 5th starts at $2.599M and is open Sat. and Sun. from 1-4pm.

708 South Redondo Avenue Manhattan Beach CA708 South Redondo (2br/1ba, 800 sqft.) has been on the market a while, purporting to be set up to be the last Manhattan Beach house to sell for $1M.

Now nearing the end of its fifth month, the price is down $101K to $899K, and the pitch is that this is, "Without a doubt the lowest priced single family home in Manhattan Beach!" (Whoops, 1410 Ardmore is offered at the jokey auction-inspiring price of $800K.)

Small house, half lot, busy street – these things already combine to make this less expensive than almost every other listing. Now is it becoming a deal? More from the official description:

"This is the perfect starter home, for a family who wants to be in the 90266 zip code and desires a yard and great entertaining space. Sitting on a lot that is 75 wide and 50 deep enjoy this darling 2 bedroom, 1 bath home. This floor plan is original but has an added bonus room/bedroom that was a converted garage (this could be easily converted back). This home is move-in ready, with fresh paint, brand new laminate wood flooring, new baseboards, updated kitchen, brand new bathroom and new landscaping in both front and back."

708 South Redondo starts at $899k and is open Sat. and Sun. from 1-4pm. 

1304 Lynngrove (5br/6ba, 3750 sqft.) is, without argument, a huge break from what's expected in Liberty Village.

It's one of the most high-gloss, polished ultramodern new homes built on spec in Manhattan Beach in recent memory. And it's mid-block among a series of mostly remodeled 1950s cottages just a block from the middle school and Polliwog Park. (One next-door neighbor has been visibly run down for as long as anyone can recall.)

It's a daring bet for a neighborhood that's mostly modest and sensibly scaled. The area here east of Redondo has only ever seen 5 sales over $1.800M and just one was over $2.000M. The high came (of course) this year, when 1805 Faymont (5br/4ba, 3500 sqft.) claimed the mantle of highest sale ever at $2.060M.

For this new home, they're asking almost $1M more: $2.999M. This is one of those years where it's never possible to say never.

The home itself certainly sparkles, offering a bold, sleek feel, enormous master suite, and an open kitchen/great room that continues perfectly to the back patio for entertaining and carrying on. It's a show. More from the official description:

Sand Section

509 5th Street Manhattan Beach CA509 5th (3br/3ba, 2500 sqft.) is a charmer with updates on a walkstreet east of Ingleside.

Nothing too much here in a 3br home with master up and 2br down, but the space is comfortable and there's plenty of traditional style. More from the official description:

509 5th is at $3.699M with 68 DOM and is open Sun. from 1-4pm.
