Weekend Opens (12/15-12/16/18)

Santa is making his rounds around the neighborhood, the kids are facing finals and we've reached that stage of the holiday season where foreheads are being slapped by palms: "Wait, it's a week till Christmas?!? And I still have to..."

At this time of year, it ought to be quiet on the real estate front.

And it largely is quiet.

But 83 listings are still out there actively competing for buyers' attention. We were at 62 this time last year.

Of those, 28 will be holding open houses this weekend, but just one is new.

It's arguably the last weekend for open houses this year, though some stalwarts will try later in the month.

That one new listing this week: 1500 6th in East Manhattan.

We're also re-upping a couple of other favorites that are definitely worth your time.

East Manhattan Beach

The master suite is large, with a fireplace and separate seating area. There are his-and-hers walk-in closets.

Vacant, with simpler paint, you'd actually have a very spacious home with little that "needs" to be done. For instance, it's nice to see the upstairs offering 2 baths for 3 bedrooms (besides the master), which wasn't common in the buildings of the day, but is demanded today.

Sand Section

212 16th212 16th Street Manhattan Beach CA (4br/5ba, 4100 sqft.) is a new walkstreet modern with good views from the front and back (currently).

This is a really special property. It jumps to an elite level thanks to confident, warm, designer details.

As with any higher-end listing, the photos make a good impression. The reality is better. It's must-see stuff.

They've built this with 4br, with one being a guest room downstairs by the walkstreet-adjacent den. The choice can be controversial, because some feel you need 5br in this size of home. But the rationale is clear: With 3br on the middle level, you don't have any compromise with the master (it's huge), and the secondary bedroom suites are of more than ample size. Plus there's laundry on that level. Squeeze 4br on a single level like this, and everything shrinks.

212 16th Street Manhattan Beach CAThroughout the home, all of the drawers and cabinets - even the fridge - have no handles. They're all push-to-open and soft-close. The frames appear seamless. It's a very slick look. The white oak used for much of the cabinetry feels very natural and warm (there's that word again). Over the kitchen and dining area, the ceiling is adorned uniquely with polished wood planks. It's a striking detail.

The top floor features an outdoor room with the best current views, to the south. Indeed, from one spot you can see the Manhattan Beach Pier. Views on Friday, after this week's rain, were unbelievable, and may be very clear and gorgeous again on Saturday.

212 16th Street Manhattan Beach CAThe outdoor room features a large wet bar with a slot for a TV behind it. There's also a built-in BBQ. The rest of the space isn't built out and could be developed with some flexibility. 

That outdoor room makes up about 20% of the top floor, a design that is becoming a trend that we support fully. If you can live outside 10 months out of the year, the home should be built to encourage and allow for that.

The obvious comp for 212 16th is a new construction modern home nearby, lower, at 130 19th (4br/5ba, 4200 sqft.). It closed for $8.085M in early October, more than a full year after first listing at $9.250M.

212 16th Street Manhattan Beach CAThe homes bear many similarities in size, style and views. 212 16th is, on balance, a step up from 130 19th. It's priced about $700K (9%) higher at $8.795M.

One worry for now: It's next door to a just-begun new construction project. However, in Manhattan Beach, there's no getting away from that. At least you'll know once that's done, it's done.

Tree Section

2805 Poinsettia2805 Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3400 sqft.) is an inspired '02 Mediterranean with upgrades, including the fully outfitted backyard entertaining spaces.

It's probably the best home for the money still on the market in the Tree Section.

The location is at one end of a special block of Poinsettia between Valley and 31st that is the very definition of a special pocket of the Tree Section. Great street.
