Weekend Opens (12/16-12/17/17)

We're not quite done with open houses for the year, but we're close. Each weekend from now till 2018, there will be little windows of time where some ongoing listings will be shown, maybe mainly to out-of-towners.

Below is our roundup of some of the highlights from this weekend.

Speaking of "lights" and "this weekend," Saturday at 5:30pm is the latest running of the MB Yuletide 5K, now slightly rebranded as the "Glowtide 5K," sponsored by MB Confidential, Confidential Realty and DigMB, and in association with the Village Runner.

We've loved this annual event since the first time we became aware of it (and ran in it, of course), and now we're glad to be long-running supporters.

There's nothing quite like a night run on the beach, with bells and glowsticks and flashing lights and Santa caps and kids & parents and, oh my!

Weather's looking super sharp for this weekend. Hope to see you out there. And if you don't make it this year, remember next time!

They've just cut the price almost $90K to $1.790M.

The kitchen/great room is set up at the center of the home and oriented more or less toward the southern side of the home, where you'll find a nice covered patio and wide driveway that would likely be a place where kids would play (bikes, trampoline, basketball, etc.).

The location liability is obvious (Aviation side of Wendy), but the home is configured mostly to mitigate that concern, and two tall and full ficus trees in back shield Aviation noise and potential particulates. The master suite is in back, but seemed quiet in our visit.

2208 Wendy Way Manhattan Beach CAThis home was picked up as an REO back in December last year (here's the past listing) for $1.200M, and transformed in an inspired fashion to reach its current status. It was no small feat.

The position on the hill is favorable, with city and mountain views to the north and east and the hill of the neighborhood dropping down in both directions, enhancing the views.

Most buyers would probably approach this home as a project, as the need for updates is clear, but it's very livable as is, while you start out.

320 35th Street Manhattan Beach CA320 35th (4br/5ba, 2450 sqft.) & 319 34th Place (3br/4ba, 2000 sqft) are both nearly identical modern new townhomes far up in the North End and right in the thick of our "second downtown." You can see Four Daughters from the front deck along with a goodly amount of ocean blue from there and some windows in each unit.

The front unit adds a basement level with a room that's officially a 4th bedroom, but may more likely serve as a media room - a rarity in the Sand or in a typical townhome. More from the official description:

Tree Section

3001 Poinsettia3001 N Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3360 sqft.) is a 2002-built Cape Cod that has gotten a complete, modern update with designer everything from head to toe.

Even the (smallish) backyard has been fully built out for outdoor entertaining.

We'd hope you know the nice block where this home is located. The little stretch of Poinsettia between Valley and 31st may be a bit narrow, but it's got a delightful tree canopy and an abundance of beautiful homes. Call it a micro-micro-market, a little block that the listing describes as a "storybook" street, one where often listings do not last long because people love the location.

3001 N Poinsettia Avenue Manhattan Beach CAJust last year (April 2016), a newer nearby neighbor at 3009 Poinsettia (4br/4ba, 3600 sqft.) sold within 2 weeks for $3.700M, a truly big number presumably reflecting the glamour of that home, a little extra square footage and... location.

They begin near that price at $3.500M for this beaut, hoping to make someone's holiday season. From the official description:
