While there are only a few new listings holding open houses this weekend, there are 28 overall. We've highlighted some of the best of this weekend below.

The next couple weekends, with Christmas and New Year's... we're not expecting much. If you want to go see some real estate, take your shot this weekend!

421 32nd Street Manhattan Beach CA421 32nd (4br/5ba, 4250 sqft.) is a 2003-built Cape Cod up on the plateau (aka "the flats") with a nice front patio and some ocean views from the top deck.

In 2013, this one traded for $2.830M, but was looking tired at the time. Good fortune has smiled upon the place since. It's been thoroughly redone inside, with new flooring, kitchen and baths. They've added A/C. It's a respectably modernized home now.

Layout features one first-floor guest bedroom and a spacious lower-level family room opening to that front patio. It has the feel of a walkstreet home without the walkstreet. The middle level features two reasonably sized kids' bedrooms with their own baths and a master that seems to take up more than half the floor. An open layout up top is bright and delightful. Hill Section

1012 10th Street Manhattan Beach CA1012 10th (4br/4ba, 2600 sqft.) is a remodel that's been on the market for a bit but seems to be posting its first official open house now.

There's a lot going on here in a very impressive remodel of a home that we recall from a few years back before the work was done. They still ran with the existing floorplan, but gave it nice updates across the board. That floorplan puts 3br on the first level and the master up top.

While the lot is large (7500 sqft.) for an area west of Sepulveda, it's got unusual topography. At first you may think it's a 5000-ish sqft. lot by reaching the family room at the back of the house opening to a little patio/yard area. But no. From the backyard there's a staircase up to the... pool! A substantial pool, at that – a full story above the level of the rest of the lot. Plus cabana.

East MB

30 San Miguel Court Manhattan Beach CA30 San Miguel Ct. (3br/3ba, 2075 sqft.) is a Village TH with upgrades. Per the listing description:

Tree Section 

1801 Walnut Avenue Manhattan Beach CA1801 Walnut (5br/5ba, 3150 sqft.) is Tree Section new construction. (It keeps coming.)

People say, and show, that they want an "open" floorplan. This one challenges you to take that fully seriously. As with its near-twin, 2001 Oak, which sold in September for $2.800M, the layout features a first floor with almost no differentiation of spaces. Everything is open to everything. (Well, there's a hall closet, a guest bedroom and walls enclosing the bath.) It continues back to a small and fully outfitted back patio with firepit.

Some of the finishing details are a significant step up from 2001 Oak, as is the location, which is a partial explanation for the substantially higher start price of $3.399M. More from the official description:

3301 Palm Avenue Manhattan Beach CA3301 Palm (5br/6ba, 4200 sqft.) is new construction that came out late in the season here.

We recently had the chance to walk through. Finishes are very much in today's styles and quality seems good.

While much repeats from other new construction – and we've seen and sold quite a few this year – we noted a couple of questions. The kitchen seemed on the small side and a bit closed off, given the home size. Downstairs, a bedroom in the basement has no window, which was a big surprise. And lastly, the overall configuration and definition of space in the ample basement was a head-scratcher – a smallish den, a large carpeted room (media room?) plus a wet bar that's somewhat in the hallway.
