It's really good news this week for people who love to see nice houses.

There are gorgeous new listings new to the local market, and the Sandpipers Holiday Home Tour 2017 runs all weekend as well (from 10am-5pm). (See the event program for more details.)

Our video this week features a remodeled Tree Section Cape Cod at 1308 Walnut (not publicly open), another at 3001 Poinsettia, ocean-view new modern at 2201 Alma, the new "brownstone" at 81 Morningside and more:

Tree Section

3001 Poinsettia3001 N Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3360 sqft.) is a 2002-built Cape Cod that has gotten a complete, modern update with designer everything from head to toe.

Even the (smallish) backyard has been fully built out for outdoor entertaining.

We'd hope you know the nice block where this home is located. The little stretch of Poinsettia between Valley and 31st may be a bit narrow, but it's got a delightful tree canopy and an abundance of beautiful homes. Call it a micro-micro-market, a little block that the listing describes as a "storybook" street, one where often listings do not last long because people love the location.

3001 N Poinsettia Avenue Manhattan Beach CAJust last year (April 2016), a newer nearby neighbor at 3009 Poinsettia (4br/4ba, 3600 sqft.) sold within 2 weeks for $3.700M, a truly big number presumably reflecting the glamour of that home, a little extra square footage and... location.

They begin near that price at $3.500M for this beaut, hoping to make someone's holiday season. From the official description:

"Luxury living awaits on this highly sought after 'storybook' street. Professionally landscaped walkway leads to the front entrance. Soaring ceilings and skylights allow the entry and living room to be drenched in sunshine. The main level offers an enviable chefs kitchen with center island, banquette seating, formal dining and a family room with beautifully designed cabinetry and wood burning fireplace. For families that prefer a bedroom and bathroom on the main level, this home offers that convenient option. Upstairs you will find four more bedrooms, three baths and an oversized laundry room with two counter areas and cabinetry. There is air conditioning throughout and two patio decks off of the upstairs bedrooms. The owners recently finished customizing the entire west facing backyard. The hardscape is spectacular and the way it was designed, offers a high degree of privacy. Amenities include: Built-in BBQ, refrigerator, commercial style outdoor heaters, high countertop bar, a cozy fireplace and seating for eight around an elegant fire-pit."

3001 Poinsettia begins at $3.500M and is open Sat. & Sun. 1-4 pm.

940 Rosecrans Avenue Manhattan Beach CA940 Rosecrans (5br/4ba, 3200 sqft.) has 1950s build date officially but obviously sports a 1980s-vintage Spanish. There have been some recent updates to ready it for market. More from the official description:

"Rare opportunity... This spacious home features a magnificent formal living and separate dining area, great room with fireplace, updated Chef’s Kitchen, Viking and Subzero! Large master bedroom suite and Jacuzzi tub with separate his and her bathrooms. 4 additional bedrooms PLUS an office and 2 baths (including a 3 beds/2 bath on first floor) South facing private backyard perfect for entertaining. This home truly captures the essence of Manhattan Beach living at its finest; located close to award winning schools, beaches, parks, shops and fine restaurants."

940 Rosecrans begins at $1.995M and is open Sat. & Sun. 1-4pm.

Sand Section

81 Morningside81 Morningside Drive Manhattan Beach CA (5br/6ba, 4250 sqft.) is new construction that is somewhat stunningly different, despite its commonalities with most new construction these days.

The differences seem to come out of its "modern brownstone" inspiration, with a brick (or bricklike) exterior blending with other elements of today's favored beach/plantation styling.

One stunner is the sheer number and size of the windows. It's not exactly a "glass house," but it's bright inside as a result. And the grid pattern of the windows across the face of the house is appealing in making a first impression.

Inside, there is a living room and secluded guest bedroom on the first floor, common areas (kitchen/living/dining) on the middle floor with some interesting views, and 4br on the top level. The master gets compelling views encompassing the Hermosa Hill Section south and west to PV, with ocean peeks. All the bedrooms get some kind of view.

Some might question the decision to put the bedrooms on the top floor instead of having the living areas up there, where they could enjoy the best views. But the midfloor/top floor debate is a pretty common one, and no position is obviously right.

Locationwise, it's impossible to miss the Robinson Elementary campus just across the street. It is really present in the feeling around the house as well as some of its views from those ample windows. There is traffic a few times a day that will impact the property. It's never clear that being near a school is a pure negative; it's certainly convenient for a family while the kids are in the school, and the background noise of children playing should only upset the more curmudgeonly among us. We'll just call Robinson the x-factor for this inspired property (and its price).

There aren't many photos yet in the listing, so see our video or drop by to enjoy the home. From the official description:

"This newly constructed modern brownstone is unique in its attention to design detail and quality... [T]his exceptional beachside home is perfectly located in the highly desired Sand Section of Manhattan Beach; a few blocks to the water and a short walk to town. Situated on a NW corner lot, this ideal location allows for abundant natural light to fill the home with spectacular panoramic hill section views. The ground floor features a large entertainment room with a built-in bar, a secluded guest room with en suite bath, a private office, and mud room next to a three-car garage. The second level showcases vaulted ceilings, a great room with fireplace, a gourmet kitchen with built in dining nook, top of the line Wolf and Sub-Zero appliances and two large balconies. The top floor offers a total of four bedrooms with an exquisite master suite which features a balcony with ocean views, a massive walk-in closet and spa-like master bath with Calacatta Classico marble. Inspired by classic NY brownstone manors, elegant details can be found throughout this modern-traditional..."

81 Morningside begins at $5.975M and is open Sun. 1-4pm.

2201 Alma Avenue Manhattan Beach CA2201 Alma (4br/5ba, 4300 sqft.) is an inspired new modern with terrific views at the peak of the hill at the corner of Alma/Marine.
