It's almost the very slowest time of year now, a weekend sandwiched between holidays, and that's why only 13 out of 64 active listings is holding an open house.

But you may have missed some. You may have friends and family hanging around. What could be better for a little afternoon activity than seeing some local real estate?

We've got all 13 open houses listed below, with reviews mostly recycled from past posts.

308 20th Pl (aka 309 20th Street)308 20th Pl Aka 309 20th Street Place Manhattan Beach CA (5br/5ba, 4200 sqft.) 

is well-done new construction on a walkstreet with good ocean views and a favorable floorplan.

The designer partnered with the builder here used cobalt blue as an accent color just about everywhere, and it's a nice outcome.

HISTORICAL NOTE: Dave sold the lot where this new home was built in June 2017 for $3.400M.

3419 Bayview3419 Bayview Drive Manhattan Beach CA (4br/4ba, 3385 sqft.) is a unique, well-positioned Spanish home on a walkstreet corner with big views.

All common spaces are open on the top/3rd level, and there are very good, unblockable ocean views from each corner in front where french doors open to the front deck.

The home sports a 1989 build date and perhaps some upgrades since then, including recently new carpet, though overall the home has some rough edges. The listing calls it both "turnkey livable" and speaks of unlimited "remodeling options."

Tree Section

849 12th Ct.849 12th Court Manhattan Beach CA (5br/6ba, 3600 sqft.) is new construction on a nice block near Pacific school.

A comparable new home at 856 14th (5br/6ba, 3500 sqft.) sold in early November last year for $3.707M, after less than a week on market.

2509 Poinsettia2509 Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3300 sqft.) is a late-90s Mediterranean that's been restyled and refreshed, particularly with new master bath and remodeled kitchen.

But you do see a home with an impressive facade and a formal living room up by the entry with 2-story ceilings, which is nice.

There's a decent backyard space, outfitted mainly for outdoor living, very private.

The one guest bedroom downstairs could be an office. That room, along with the upstairs bedrooms, feature a grey faux-wood flooring that doesn't match the grey-washed wood flooring in other parts of the home.

1801 Oak Avenue Manhattan Beach CA1801 Oak (6br/5ba, 5250 sqft.) is some kind of wonderful.

It's everything a new Tree Section home should be, with designer style, ample basement and more and more. It's basically aiming for $5M.

It's also far and away the most ambitious project ever on Oak. (See some comparative details below the description.)

1801 Oak Avenue Manhattan Beach CAThe (now expected) basement entertaining spaces aren't just big, wide, open areas for you to figure out. No, there's a dedicated, tiered home movie theater, built in wet-bar and wine display/storage, plus a family room and spare bedroom. It's all done.

Bedrooms are all well-appointed. One gets a set of sliding barn doors.

1801 Oak Avenue Manhattan Beach CAThe backyard is a Tree Section backyard, mostly hardscape and serving as an outdoor entertaining area with built-in bbq. Oddly, the a/c compressors are in the yard space instead of tucked on the side of the house.

Some misc. thoughts now... Oak is a busy street this year – for sales. The high water mark was reached in March 2019 when elegant 1716 Oak (5br/6ba, 3850 sqft.) closed for $3.175M. And that was on the commercial side of Oak.

The prior 4 years saw 5 sales of $2.7M-$2.950M along Oak. No Tree Section home of any size on a standard-sized lot has ever sold for more than $4.000M.

3408 Maple 3408 Maple Avenue Manhattan Beach CA(3br/1ba, 1025 sqft.) is a doll of a little original cottage.

The listing specifically references its "large lot," but it's a standard 4640 sqft. plot.

577 31st577 31st Street Manhattan Beach CA (5br/6ba, 4370 sqft.) is new construction west of Blanche and near Sand Dune Park.

The master suite feels gigantic and enjoys nice treetop views to the south. The main floor features an open floorplan opening to a side yard. There's a 2-room basement; one shown as a home gym and one as a media room.

577 31st Street Manhattan Beach CANext-door neighbor 575 31st (5br/7ba, 4840 sqft.), about 500 sqft. larger, sold new in June last year at $4.775M. Now 577 31st begins at $4.799M. From the official description:

Hill Section

204 Anderson204 Anderson Street Manhattan Beach CA (3br/3ba, 1800 sqft.) is a very nicely remodeled, even expanded, tall-and-skinny in the Hill Section on a ~3250 sqft. lot.

A prior owner did a masterful job expanding the top-floor master back over the yard area, creating a modern, full-size suite and, downstairs, a covered outdoor room. (There are 2br downstairs.)

The living areas are all upstairs without walls. There's an ocean peek down 2nd St.

This home launched in May 2018 at $2.500M, then cut just 2 weeks later to $2.350M. It found a buyer in August and closed for $2.350M in Sept. '18.

204 Anderson Street Manhattan Beach CAIt's back now at a markup: $2.495M, after initially trying $150K higher. From the official description:

Neither tiny nor large, the ~2000 sqft. home seems like "just enough." From the official description:

East Manhattan Beach

1246 10th1246 10th Manhattan Beach CA (6br/6ba, 7000 sqft.) is a much-oversized new home with evident quality and a simple, timeless style.

1246 10th Manhattan Beach CAThey haven't staged the home yet, nor fully photographed it yet, perhaps imagining that it can sell quickly without the bells and whistles. At $5.495M, though, this one is chasing a rather small audience of potential buyers.

How does a home get to 7000 sqft. on a standard, 7500 sqft. East MB lot? With a basement that you would compare to a basketball court, if the ceilings were higher. It just goes on and on and on, feeling perhaps 3x bigger than a typical new-construction basement.

1246 10th Manhattan Beach CAWhile much of the space is open and unadorned, you gotta love the fully enclosed wine tasting room, with space both for storage and a table or two to sit and sip.

The kitchen/great room area is a highlight, with high ceilings and opening to an outdoor room. The master suite, too, has an outdoor room with fireplace rather than the typical, little, never-to-be-used balcony. Nice feature.

We also found the view from that master balcony/room to be very pleasant, with treetop views and the 8th St. water tower in sight. (The view pic below is ours.)

Back to pricing for a moment. You will recall that just this week the record was reset for a new East Manhattan home, as 1755 8th (5br/8ba, 4835 sqft.) closed for $4.465M. Wow. So, one way you could look at it is that here at 1246 10th, you get 2000+ additional square feet at about $475/PSF, a fraction of the overall cost per square foot these days.

1651 23rd1651 23rd Street Manhattan Beach CA (3br/2ba, 1208 sqft.) is a smallish cottage with light upgrades that sold in July '18 for $1.390M, then began attempting to resell a year later, here in Aug. 2019, at $1.590M.

That listing has canceled, a new agent's on the case, and the price is down to $1.450M.

1801 6th1801 6th Street Manhattan Beach CA (4br/5ba, 3219 sqft.) is new construction now nearing 10 months on market, with price cuts of nearly $500K over that span.

The home is on a corner lot with some different style.
