It's a little early still to call this Real Estate Spring, but the Friday brokers' opens are busier, and there's beginning to be a lot to see on the weekends.

Sand Section

3203 Vista Drive Manhattan Beach CA3203 Vista (2br/2ba, 1050 sqft.) is an original, 1930s cottage built to a smaller scale than you'd find today, updated... at some point along the way.

It's a cramped surfer shack with surprising amounts of outdoor space (for a 1750 sqft. lot) and some views – currently – including from the small roof deck.

Challenge: Can this 80-year-old house make it to 100? More from the official description:

Worth noting: A somewhat bigger and remodeled house next door at 3207 Vista sold in March 2014 for $1.526M. (That sale seems like yesterday for some reason.)

3203 Vista starts at $1.599M and is open Sun. from 1-4pm. 

205 40th Street Manhattan Beach CA205 40th (2br/1ba, 800 sqft.) is even smaller than the surfer shack on Vista (and slightly older with a 1929 build date) but, on wide 40th St. in El Porto, it has more permanent views. And it's a closer barefoot shuffle to the beach.

All of the living spaces are on the top level, up a long set of stairs. There's been more recent remodeling than you find at Vista. The first level is all garage and workshop space. More from the official description:

2803 Alma Avenue Manhattan Beach CA2803 Alma (3br/4ba, 2000 sqft.) is a 2005 Mediterreanean TH with some views down the 28th Place alley. The floorplan is absolutely typical – enter on the middle level with a small foyer and two bedrooms (including master). Go down for one more bedroom, and common areas are up top – wide open, newer, nice.

The home shows nicely, albeit with some rough edges, like flooring that needs a new coat of stain. More from the official description:

"Gorgeous beach home in the heart of Manhattan Beach with nice ocean and sunset views. Located on a sun drenched corner lot, this ... Worth noting: 

* This one was purchased new in '05 for $1.950M.

* Attempts to sell at a loss in '09 and '12 failed. (Good news, there. You can win for losing.)

* A decent, recent comp is a neighbor at 319 28th Place (3br/4ba, 2000 sqft.) at $2.380M in March 2015; a dragging comp would be another Mediterranean corner TH at 3101 Alma (3br/4ba, 1870 sqft.) at $2.150M in April 2015.

2803 Alma starts at $2.549M and is open Sun. from 2-4pm. 

2804 Highland Avenue Manhattan Beach CA2804 Highland (3br/4ba, 2400 sqft.) just sold in May 2015 for $2.700M, but plans change. It's back now asking $2.800M. More from the official description:

Hill Section

873 11th Street Manhattan Beach CA873 11th (5br/4ba, 3500 sqft.) is a 2002-built Mediterranean that's been updated very recently where it matters most: in the kitchen and master bath. There's a very nice designer sensibility across the whole home, including the private back patio.

There are pleasant surprises, including the tall trees and waterfall that mitigate or even hide the location near MB Blvd. More from the official description:

923 8th Street Manhattan Beach CA923 8th (5br/5ba, 4350 sqft) is a 2005 Mediterranean with a bold, bright, open entry with 2-story ceilings, and a sophisticated air throughout as you come back to the great room and backyard.

Worth noting: This one sold new in '05 for $3.350M, resold for $2.850M in '11 and is back now at $3.850M.

923 8th starts at $3.850M and is open Sun. from 1-4pm.

Tree Section

750 35th Street Manhattan Beach CA750 35th (5br/5ba, 3700 sqft.) just sold for $3.095M in July 2015, and is back now asking $3.399M.

Since last Summer, the home's gotten a full designer treatment, which definitely takes it up a notch. Homes along this part of 35th have the advantage of garages in the back alley, but also a significant view toward the refinery to the north. The upsloping lot also limited yard space and made necessary a custom floorplan. More from the official description:

2409 North Poinsettia Avenue Manhattan Beach CA2409 Poinsettia (4br/5ba, 3575 sqft.) is new construction south of Marine. Built into an upsloping lot, this one has a midfloor entry, bright and open basement media room and 3 of the 4br up on the top level. (The guest bedroom is on the main floor.)

All bedrooms are spacious, and design elements are very consistent with other new homes in Manhattan Beach's suburbs today. More from the official description:

East MB

1405 Harkness Street Manhattan Beach CA1405 Harkness (3br/2ba, 1550 sqft.) is an expanded, if largely original, cottage in Liberty Village with a decent yard.

These classics are all over the LV. This one is waiting for an update. It's perhaps the most attractively priced home in MB right now, so... watch out above. From the official description:

"The home features a spacious kitchen that flows into the dining room with an abundance of natural light that permeates throughout. The master bedroom has a fireplace and a set of french doors that lead to a serene backyard with many fruit trees and a grassy play area! 1405 Harkness starts at $1.299M and is open Sun. from 2-4pm. 

461 South Prospect Avenue Manhattan Beach CA461 S. Prospect (4br/4ba, 1975 sqft.) is a single-story mid-century home with a singular sense of its own style. It's all white, black and grey, simple and pristine, with a nod toward an 80s modern vibe in a post-mid-century remodel.

It's different, in other words, and will need a little luck to find its buyer. But there's one for every house. More from the official description:
