Weekend Opens (1/28-1/29/17)

Civic pride is a good thing. It comes easily to Manhattan Beach residents.

New reasons to love MB keep rolling in. If you aren't geeking out yet on the city's new online interactive property maps (see "The City's New Tools for Buyers & More"), then you can focus on the newest great thing: Free rides around town.

As DigMB reports in detail (thanks, Mrs. MBC!), the city's beginning a 100% free shuttle service, 11am-11pm daily, to ferry MB residents (and perhaps tourists) around town, from 1st St. to El Porto, as far east as.... Pacific Ave. All you need is an app.

It's a free MB Uber.

Also, the cars are all-electric, the "stretch" version of the GEM cars that are so popular around town now. Sure, we'll get some snark from the likes of The Bubble, who will say it's all too apt that MB now has its own fleet of "Yupcarts." Hey, you don't have to use them!

As to real estate, there was a minor rush of new listings this week, though not many are open publicly this weekend. Dave's new listing at 233 7th is one example – it's featured in our weekly new listings video below, and also in this walk-around-town video tour, but not open to the public right now.

520 2nd Street Manhattan Beach CA520 2nd (4br/3ba, 2500 sqft.) made a run on the market last year, beginning at $3.475M and then taking a break. It's back now at $3.299M and looking to make something happen.

Tree Section

1301 Pine Avenue Manhattan Beach CA1301 Pine (5br/4ba, 3275 sqft.) is a fully remodeled 2000 build that's got impressive style and a nearly new feel to it.

It was so compelling last year that it sold for full price, despite 100+ DOM: $2.975M in July. But here it is back, asking $3.099M. From the official description:

3617 Pacific Avenue Manhattan Beach CA3617 Pacific (6br/5ba, 2800 sqft.) is a custom build at a busy corner. Last time it was up for sale (2011-12), the listing needed 413 DOM to draw an offer. This is a different market, right?

To promote recycling, we are going to reprint a large portion of our 2011 review here (which we also did last week; aren't we green here at MBC?):

"3617 Pacific has a double-whammy of a location issue, bordering both Rosecrans and Pacific. Maybe it's a triple-whammy, given how the refinery looms, as does an electrical substation right across Rosecrans."
