'Tis the season.

Sunday evening, it's the 30th annual Manhattan Beach Holiday Fireworks exhibition... and all that comes with it around the pier in a daylong celebration.

Many listings, like the new home at 212 16th that is debuting this weekend, won't hold open houses on Sunday, due to the traffic and commotion downtown. So if you're interested in seeing one, be sure to make time Saturday for open houses.

Sand Section

212 16th212 16th Street Manhattan Beach CA (4br/5ba, 4100 sqft.) is a new walkstreet modern with good views from the front and back (currently).

This is a really special property. It jumps to an elite level thanks to confident, warm, designer details.

As with any higher-end listing, the photos make a good impression. The reality is better. It's must-see stuff.

They've built this with 4br, with one being a guest room downstairs by the walkstreet-adjacent den. The choice can be controversial, because some feel you need 5br in this size of home. But the rationale is clear: With 3br on the middle level, you don't have any compromise with the master (it's huge), and the secondary bedroom suites are of more than ample size. Plus there's laundry on that level. Squeeze 4br on a single level like this, and everything shrinks.

212 16th Street Manhattan Beach CAThroughout the home, all of the drawers and cabinets - even the fridge - have no handles. They're all push-to-open and soft-close. The frames appear seamless. It's a very slick look. The white oak used for much of the cabinetry feels very natural and warm (there's that word again). Over the kitchen and dining area, the ceiling is adorned uniquely with polished wood planks. It's a striking detail.

The top floor features an outdoor room with the best current views, to the south. Indeed, from one spot you can see the Manhattan Beach Pier. Views on Friday, after this week's rain, were unbelievable, and may be very clear and gorgeous again on Saturday.

212 16th Street Manhattan Beach CAThe outdoor room features a large wet bar with a slot for a TV behind it. There's also a built-in BBQ. The rest of the space isn't built out and could be developed with some flexibility. 

That outdoor room makes up about 20% of the top floor, a design that is becoming a trend that we support fully. If you can live outside 10 months out of the year, the home should be built to encourage and allow for that.

The obvious comp for 212 16th is a new construction modern home nearby, lower, at 130 19th (4br/5ba, 4200 sqft.). It closed for $8.085M in early October, more than a full year after first listing at $9.250M.

212 16th Street Manhattan Beach CAThe homes bear many similarities in size, style and views. 212 16th is, on balance, a step up from 130 19th. It's priced about $700K (9%) higher at $8.795M.

One worry for now: It's next door to a just-begun new construction project. However, in Manhattan Beach, there's no getting away from that. At least you'll know once that's done, it's done.

229 Rosecrans Place229 Rosecrans Place Manhattan Beach CA (3br/4ba, 2330 sqft.) is a 3-year-old bold modern TH on a wider-than-normal lot.

It's bigger and bolder than a lot of townhomes. West of Highland, it's very close to all of the amenities of the North End, and steps down to the sand.

Inside, the extraordinary use of glass for flooring, steps and railings is a standout feature. Upstairs, views are great to the south, and may enjoy reasonably good protection in light of the current uses for buildings in front (buyers should investigate).

This one sold new in 2015 for $2.565M, came out at $3.299M in September and is now down to $2.995M. More from the official description:

217 1st217 1st Street Manhattan Beach CA (3br/4ba, 2000 sqft.) is a spectacular new modern in the South End with views to the west and south.

It's both sparkling and slick, very bright and somehow serious. The top level, in particular, is a showpiece, with high ceilings, lots of windows and a front deck that can be tied into the main living spaces by pulling away the large glass doors.

217 1st Street Manhattan Beach CAThough the listing has 6 months' worth of DOM, most of those were accrued before the home was ready to show. It's debuting right now.

Tree Section

593 27th593 27th Street Manhattan Beach CA (3br/3ba, 2750 sqft.) is a midsized custom modern remodel in a superb location west of Blanche and near Grand View elementary.

This one debuted last week but we wanted to reference it again.

Despite its lesser overall size, it's among the most compelling and unique offerings in the Trees now.

593 27th Street Manhattan Beach CAThe first floor consists of a small formal living room, family room/media room, dedicated office and open kitchen/great room in the back, with lots of windows and sliding doors opening to the artfully crafted backyard.

Design of the great room is thoughtful and efficient in ways that an engineer type could easily appreciate. A wall of cabinets, for instance, is more than enough to make up for a lack of a separate walk-in pantry. It's well-organized.

593 27th Street Manhattan Beach CAIn a corner of the great room, a small buffet/wet bar makes great use of a corner space that easily could have been forgotten, with just a wall in its place.

That backyard is set up for entertaining, with some grass up a few steps. The whole yard was carefully planned and executed at a high level as an extension of the living spaces.

The master suite is warm, and neither too big nor too small. Its bath has a beachy feel that somehow doesn't break from the overall soft modern vibe.

This is quite a combination.

Rare, however, are 3br homes in the Trees, where larger family-size homes predominate. The $2.699M asking price falls somewhere between this year's modern-revival 3br at 2413 Palm (3br/2ba, 1800 sqft., $2.450M) and another 3br sale last year at 628 Marine (3br/3ba, 2800 sqft., $3.100M in Oct. '17).

3528 Poinsettia3528 N Poinsettia Avenue Manhattan Beach CA (3br/2ba, 1550 sqft.) is an incredibly slick, recently completed total overhaul of what is still, recognizably, an original 1950s cottage.

As with the 27th St. house above, this one debuted last week, but we wanted to give it another mention here.

3528 N Poinsettia Avenue Manhattan Beach CANot a single detail is original, just the basic floorplan, but even then, you will find it easy to appreciate a strategic expansion here or there, and the capture of the side yard and garage for extra living space and outdoor living space.

3528 N Poinsettia Avenue Manhattan Beach CAIt's buttoned up and just about perfect. The challenge here will be location, fairly near Rosecrans and a somewhat noisy part of the refinery. But then, you might have said much the same about 3528 Maple (3br/3ba, 1775 sqft.), which was nice but not near this level of detail, but Maple sold immediately over asking at $1.950M just a few weeks ago.

709 26th709 26th Street Manhattan Beach CA (5br/6ba, 5120 sqft.) was new in 2013 at the beginning of our current real estate cycle. Selling pre-completion for $3.700M, it was a "wow" that preceded many of the other "wows" that followed.

It was never on the market, so only now you can see what a wondrous combination of beachy and modern the home presents. Open, clean, slick and resort-like, the home is at once warm and family-friendly and also a showpiece.

709 26th Street Manhattan Beach CAThe official description boldly calls the home "a higher dimension of quality and sophistication," and here's a time when we won't quibble much with the salesy language. That's actually on point.

It's a top-tier product, so 709 26th definitely has a chance to sell soon at a big number. They began near $5.5M but are "down" to $4.995M now.

East Manhattan Beach

1755 8th1755 8th Street Manhattan Beach CA (5br/8ba, 4840 sqft.) is the first of 3 new homes being completed along what was once a triple lot near the end of 8th St. at Harkness.

A newly built home just 7 doors down the block at 1721 8th sold in October for $3.950M, setting a new, all-time record for highest sale for new construction in East Manhattan Beach. (Among those with conventionally sized lots; indeed, 1721 9th had a slightly bigger-than-normal lot at 8750 sqft.)

Now 1755 8th begins $1 million higher at $4.950M.

Do take another look at the comp at 1721 8th, though. It's no slouchy spec house. Lots of care and detail there, too.

1755 8th Street Manhattan Beach CAOf course, this one is all a little bit hard to assess, as the home is not 100% complete. The pool's full of water, but the kitchen lacks some appliances. The home isn't staged yet. You get the sense that with the calendar flipping to December, and heaven-knows-what awaiting in next year's market, they wanted to get this out on the market quickly to get a little exposure before the holidays, just in case.

1755 8th Street Manhattan Beach CAA note on the floorplan. Everyone loves the open concept for the main floor, opening to the pool, yard and cabana, plus outdoor room. You love the basement bonus space. Upstairs, bedrooms didn't seem too large. One has double-doors opening to the stairwell, just a bit unusual.

And you know how we sometimes note a master suite that is over-the-top huge and splendiforous... hey, they're trying to sell the house to the master, after all. Well, here you don't have that issue. Both the master bedroom and its closet (!) are of modest size and scale.
