Weekend Opens (12/9-12/10/17)

If you needed some kind of jolt to realize that, yes, it's December already... Sunday will be a nice, loud reminder.

The Manhattan Beach Holiday Fireworks Show is Sunday, December 10 at 7:00pm, with promises of an "extended finale." Nice!

Music begins at 4:00pm with the incomparable local Dixieland band, Hyperion Outfall Serenaders, and the snow park runs 4-6:30pm.

Not bad for a little beach town!

And next Saturday, December 16, is the annual Yuletide 5K at the pier. We wait for low tide to pull back the waves and run an evening 5K on the beach, complete with glowsticks, flashing lights, holiday outfits and the whole shebang.

In real estate news, inventory is continuing its ebb, and there's only one new listing this week to go see.

Sand Section

81 Morningside81 Morningside Drive Manhattan Beach CA (5br/6ba, 4250 sqft.) is new construction that is somewhat stunningly different, despite its commonalities with most new construction these days.

The differences seem to come out of its "modern brownstone" inspiration, with a brick (or bricklike) exterior blending with other elements of today's favored beach/plantation styling. 

One stunner is the sheer number and size of the windows. It's not exactly a "glass house," but it's bright inside as a result. And the grid pattern of the windows across the face of the house is appealing in making a first impression.

Inside, there is a living room and secluded guest bedroom on the first floor, common areas (kitchen/living/dining) on the middle floor with some interesting views, and 4br on the top level. The master gets compelling views encompassing the Hermosa Hill Section south and west to PV, with ocean peeks. All the bedrooms get some kind of view.

Some might question the decision to put the bedrooms on the top floor instead of having the living areas up there, where they could enjoy the best views. But the midfloor/top floor debate is a pretty common one, and no position is obviously right.

Locationwise, it's impossible to miss the Robinson Elementary campus just across the street. It is really present in the feeling around the house as well as some of its views from those ample windows. There is traffic a few times a day that will impact the property. It's never clear that being near a school is a pure negative; it's certainly convenient for a family while the kids are in the school, and the background noise of children playing should only upset the more curmudgeonly among us. We'll just call Robinson the x-factor for this inspired property (and its price).

Tree Section

3001 Poinsettia3001 N Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3360 sqft.) is a 2002-built Cape Cod that has gotten a complete, modern update with designer everything from head to toe.

Even the (smallish) backyard has been fully built out for outdoor entertaining.

We'd hope you know the nice block where this home is located. The little stretch of Poinsettia between Valley and 31st may be a bit narrow, but it's got a delightful tree canopy and an abundance of beautiful homes. Call it a micro-micro-market, a little block that the listing describes as a "storybook" street, one where often listings do not last long because people love the location.

3001 N Poinsettia Avenue Manhattan Beach CAJust last year (April 2016), a newer nearby neighbor at 3009 Poinsettia (4br/4ba, 3600 sqft.) sold within 2 weeks for $3.700M, a truly big number presumably reflecting the glamour of that home, a little extra square footage and... location.

They begin near that price at $3.500M for this beaut, hoping to make someone's holiday season. From the official description:
